A naturally bright and spacious two bedroom, ground floor Victorian conversion, enviably located mere moments from the open greenery and landscaped gardens of Lloyd Park. You also have a private garden and artfully-appointed, bay-windowed kitchen/diner.

Sat in thriving Upper Walthamstow, you're also just half a mile on foot from our exciting new neighbourhood of Wood Street as well as bustling Bell Corner.

IF YOU LIVED HERE

You'll step inside and find your 130 square foot front lounge directly on the left. An ideal spot for welcoming guests, in here you have handsome hardwood floors, a striking mint green statement chimney breast and a classic cast iron radiator in the bay. Bedroom one is next door, entirely finished in that mint green signature palette.

Continue down the hallway and everything blooms out into the splendid kitchen/diner. Wonderfully bright thanks to its own bay window, large format tiling flows underfoot, and you have a smart suite of smoke grey cabinets with timber worktops. Your family bathroom's just as classically stylish, while bedroom two sits to the rear, another characterfully appointed double, with a lovely garden view.

As noted, our borough's beloved green gem of Lloyd Park is just five minutes on foot from your front door. Here you'll find cafes, courts, an outdoor gym and a huge range of fitness classes and clubs calling the park home. There's also a busy regular Saturday market. Alternatively head down to Bell Corner, just five minutes further, for a host of handy bus routes, some lovely independent cafes and one of the finest gastropubs for miles around., The Bell.

WHAT ELSE?

- Walthamstow Central is a ten minute bus journey (the bus stop is a two minute walk from the property) eight minute cycle or twenty minute walk, for direct speedy connections to Liverpool Street and Oxford Circus via the overground and Victoria line respectively.
- Your private rear garden is a hugely welcome addition to London living. Here you're blessed with a patio giving way to lush lawn, surrounded by timber fencing and ending a riot of colourful foliage.
- For your new local look no further than The Dog & Duck, a family friendly gastropub just three minutes around the corner with a beer garden full of beach huts.

a word from the owner....

"I have such a strong emotional attachment to my home here on Brookscroft Road. It was my first home and I have loved every second living here. My beautiful private garden is full of flowers, plants and herbs and I have held many parties and barbeques in the garden which is barely overlooked. The flat is filled with natural light and warms quickly becoming cosy in the winter while the Victorian nature of it keeps it nice and cool on hot summer's days. This 2-bed is rare as it has a large sun-filled front room as well as enough space for a table and chairs in the kitchen, where I have hosted many dinner parties. I viewed 50 properties before I fell in love with this one. Every day I stroll 2 mins for a walk round the wonderful Lloyd Park, get my morning coffee from Ruttle and Rowe - also a short walk, I often go for a swim and thermal spa at the Feel Good Centre, just a 5 mins walk. I often pop for pizza and drinks to the friendly Dog & Duck pub, I can walk 10 mins to the very large local Sainsburys store and am just 2 mins from a bus stop which has buses every couple of mins to Walthamstow Central and beyond. I am moving to a larger property locally as my partner and I are having a baby - but we are excited about the Soho Theatre soon to arrive in the area."

Our Local Guide:
Walthamstow

Brookscroft Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
