IF YOU LIVED HERE...

An immediate highlight is your 240 square foot reception room, an elegant affair with a bright, bistro shuttered window framed by an exposed brick wall. A bespoke row of timber cabinets create a cosy alcove, with vintage cast iron radiators. Broad, dark timber effect floor tiles run underfoot and there's a handy ground floor WC plus extra storage space in the stairwell. Your 215 square foot, open plan kitchen diner, is a smart blend of satin white metro tiled splashbacks, flawless cabinets, an industrial style chef's island and a sleek, stainless steel integrated oven with extractor hood. Two large skylights bathe the space in natural light and patio doors connect it all to your garden.

Out here you'll find a smartly landscaped patio and generous stretch of Trulawn. With slate chip borders running down either side, this makes a lovely space for outdoor entertaining. Up on the first floor, your 150 square foot principal bedroom has another double set of bistro shuttered windows and soft, velvety carpet underfoot. Another handsome double bedroom sits next door and to the rear you'll find your luxurious family bathroom. In here there's a gorgeous mix of navy blue tilework, dark timber style flooring, a modern white suite, chrome fixtures and fittings, a statement vessel sink with vanity unit and a rainfall shower over the tub.

On your second floor, you'll find two further bedrooms and a bathroom in your fantastic loft conversion. Your third double comes with a bespoke row of timber storage cabinets in the eaves, soft plush carpet underfoot and a large bright skylight overhead. Your fourth bedroom, currently in use as a nursery, overlooks the garden and rooftops. Finally, you've a second stylish bathroom in between - all decked out in glossy navy blue tiles and crisp white paintwork, with a modern white suite and a sizeable, stroll in rainfall shower.

The lush reservoirs and scenic footpaths of Walthamstow Wetlands are only a twelve minute walk from your new front door. This Green Flag award winning site offers endless exploration opportunities on foot or by bike. Even closer to home you'll find the Blackhorse Beer Mile, which has recently been recognised as one of the UK's best eating and drinking destinations. As well as being full of taprooms and microbreweries to try out, there are some wonderful family friendly venues, such as Big Penny Social, for a range of community classes and activities inside this cleverly converted warehouse.

WHAT ELSE?

- There are twenty five primary and secondary schools within a mile of your home, with Stoneydown Park Primary, St Patrick's Catholic Primary and the Big Creative Academy all less than quarter of a mile away.
- Stoneydown Park is only six minutes away on foot, where you'll find outdoor table tennis equipment, a children's playground, open green fields and a bandstand.
- On date night, we'd recommend a trip to Burnt Faith Brandy House where you can sample signature cocktails made with brandies from the on site, first of its kind in the UK, distillery.

Our Local Guide:
Walthamstow

Bristol Park Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
