A brilliant two-bedroom apartment with lovely features throughout – and a prime location in one of Walthamstow’s most eclectic corners, surrounded by top class eateries and peaceful greenery.

As well as having a sole-use front door, the home benefits from having a private rear garden accessed via a sun trap balcony and stairway. St James Street station is just eight minutes away for the Overground, while Walthamstow Central station is just slightly further where you can add the Victoria line into the mix.

IF YOU LIVED HERE…

You'll be welcoming friends and family into your gloriously bright, brilliantly designed open plan lounge/kitchen. Blonde engineered hardwood runs underfoot and you have built in storage and shelving. The kitchen area – artfully divided behind a timber topped breakfast bar - is smartly decked out with pristine white fitted cabinets, a charming butler basin and metro brick tiling.

Elsewhere, your main bedroom is equally impressive and bright and pristine with crisp white walls making it a wonderfully tranquil space. Bedroom two (ideal as an office or guest room) is equally bright and appealing and fits a double bed. Finally, your large bathroom is a contemporary affair. Accessed via a private balcony and a set of external timber stairs to your private garden which is paved for low maintenance.

As for the location, you’re perfectly placed for all that E17 has to offer… Lloyd Park and Walthamstow Village are less than a mile away, while even closer to home, you’ll find the dynamic creative hub CRATE, a great spot for socialising and co-working. Just slightly further there’s also True Craft, a fantastic new bar and pizzeria. Your new local coffee shop? Why not make it Weirdough Bakery, which is just a few minutes away?

Need to escape beyond Walthamstow? It's just eight minutes on foot to St James Street station, where the overground will zip you to Liverpool Street in just 16 mins. Alternatively, take a 12 minute stroll to Walthamstow Central, where the Victoria line will get you straight to Kings Cross in less than quarter of an hour. Walthamstow Queen’s Road station is even nearer, with trains running between Barking and Gospel Oak, perfect if you want to nip to the Essex seaside or open space of Hampstead Heath.

WHAT ELSE?

-Situated in Walthamstow Pumphouse Museum - a mere 12 minute walk away, is supperclub.tube, an incredible dining experience in a refurbished tube carriage.
- There’s a buzz in the air about Soho Theatre Walthamstow, a 1000 seat performance space that will be home to world-class entertainment when it opens in 2025 - and it’ll be less than a mile from your front door.
-Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.

a word from the owner...

"This was my first flat in London and has provided a happy home over the years. It’s a great location from all transport links with great coffee, cocktail and pastry options right on your doorstep. A lovely quiet tucked away street with lots to offer. Its balcony and huge garden has hosted many a dinner or gathering and feels nice and secluded despite being located so centrally. The loft has provided great space for storage but would be amazing converted to fully utilise the space."

Our Local Guide:
Walthamstow

Brighton Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
