2 Bedroom

Situated a short hop from Walthamstow’s much-loved Lloyd Park, this two-bedroom, first floor ex-Warner conversion benefits from both a timeless style and smart layout. Other highlights include the spacious lounge, bright kitchen and private share of the rear garden. It’s on the market chain-free too.

Walthamstow Central tube station is a walk away - or even quicker hop on the bus, putting you in incredibly easy access of central London, but your local area is jam-packed with brilliant amenities, so you’ll want to stick around as much as possible.

IF YOU LIVED HERE…

History fans will be delighted to learn about the origin of your home; Warner properties were the brainchild of Walthamstow's first mayor - and there’s a reason that they’re still so popular today, with their striking features, such as the handsome brickwork and arched porches.

Inside, your reception is a great social space, coming in at a very generous 225 square feet, with three windows letting in plenty of natural light and a fireplace mantelpiece as the focal point.

You’ll enjoy having the convenience of a separate kitchen - especially such a spacious one, and the bathroom is bright and sizeable too. Both bedrooms are doubles - the rear one has custom storage, and you’ve got countless options if you want to use this as an opportunity to dream up your own designs. Get the mood board ready!

Outside, you’ll find your own private share of the south-facing garden. It’s a peaceful spot, but you don’t have to travel far to find more nature; you’re only a hop and a skip from Lloyd Park, where you’ll also find a skate park, playground, tennis courts, bowls club, dog park, cafes and the William Morris Gallery. Head towards the Bell junction and Hoe Street beyond, and you’ll come across many, many exceptional independent ventures, including vegetarian-focused cafe Buhler & Co, the award-winning Yard Sale Pizza and the much-loved Ye Olde Rose & Crown pub.

As well as giving you access to the train station, Walthamstow Central is where you’ll find the the Centre17 mall and the buzzing High Street market (Europe’s longest). There’s not much you can’t find there!

WHAT ELSE?

- If getting or staying fit is on the agenda, you’ll be pleased to know that the Waltham Forest Feel Good Centre is a very short stroll away, where you’ll find a gym with a 400m running track and 25m fitness pool with separate diving pit and teaching pool.
- The 950-seat Soho Theatre Walthamstow is set to open imminently, and it’ll be only 20 minutes from your home.
- Looking for a new local? Try The Dog & Duck, which has a great vibe a great line in sourdough pizzas - it’s one min away!

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Brettenham Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
