2 Bedroom

1 Bath

A beautifully presented two bedroom, first floor apartment in our borough's signature Warner style. You're enviably located just five minutes from our beautiful green gem of Lloyd Park, and so much more that makes E17 so special.

Conceived in the early 1900s by Sir Thomas Courtenay Warner, these sturdy brick built properties remain some of the most popular homes around. This is an especially fine example, recently comprehensively renovated, including a new kitchen, bathroom and roof.

IF YOU LIVED HERE…

You'll be enjoying all the benefits of the timeless Warner design, from your dedicated front door to private section of rear garden and the famously flexible layout, all arranged behind that handsome brick frontage. You have lovingly restored vintage timber floorboards underfoot in your 170 square foot reception, a beautifully bright, elegantly finished hosting spot.

Those handsome original floorboards flow on throughout, down your hallway and into your front and rear bedrooms, both substantial doubles of over 110 square feet. In between you have a shaker style kitchen, with smart white cabinets, timber countertops, letterbox splashbacks and onyx fittings. Finally your bathroom – a classic affair with shower over the freestanding, clawfoot tub.

Outside and,as noted, Lloyd Park is just five minutes from your new front door. Here you'll find open greens spaces and landscaped gardens, ideal for morning jogs and evening strolls alike. The park's also home to cafes, courts and an outdoor gym, plus you have a huge choice of sports clubs and classes calling it home. There's even a thriving Saturday farmers market, great for everything from craft beer to fresh produce..

WHAT ELSE?

- Accessed via a handy internal staircase, your rear garden features a lush length of lawn, surrounded by timber fencing. While upstairs you have a spacious boarded loft, a wealth of storage and a welcome addition to any London apartment.
- There's a wide choice of buses stopping at the end of your street just two minutes away, including plenty of routes that will whisk you right to Walthamstow Central in just ten minutes. From here it's just twenty minutes direct to Liverpool Street or Oxford Circus. Alternatively, there's a secure bike hanger right outside your new home, and cyclists can speed to the station in just eight minutes.
- Your new local is the Dog & Duck, a charming family friendly gastropub with a beer garden full of beach huts.

a word from the owner...

"This house was the first home we bought together and it has some really special memories. We put our heart and soul into the renovation and made it into a warm, cozy home that pays tribute to the original Warner features while also adding in modern luxuries. We restored the original cast iron fireplaces and replaced the ceiling roses, and we also installed a contemporary shaker kitchen, added a luxurious clawfoot bath and created a functional laundry. Brettenham Road is a special street with a great community feel and we had some truly wonderful neighbours. There is an active WhatsApp group and there is a minor celebrity in the form of an very fluffy cat that everyone likes to pat. Lloyd Park is just behind the flat and is a great place to hang out, whatever the time of year. The area is spoilt for things to do - the cafe in the William Morris Gallery is great, as are all the great pubs and restaurants just on your doorstep. There's also a cool pilates and yoga studio near the station, plus a gym/swimming pool nearby. It is sad to say goodbye to such a special place but we hope that the next owners will get as much pleasure from living in the house as we did."

Our Local Guide:
Walthamstow

Brettenham Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
