Situated just moments from Lloyd Park, this charming two-bedroom Warner flat has been thoughtfully updated, resulting in a lovely home that balances traditional features with modern convenience. Other benefits of the first floor property include the spacious lounge, bright fitted kitchen and section of the rear garden.

Walthamstow Central tube station is a walk away - or even quicker hop on the bus, putting you 45 minutes from central London door to door, but your local area is jam-packed with brilliant amenities, so you’ll want to stick around as much as possible.

IF YOU LIVED HERE…

History fans will be delighted to learn about the origin of your beautiful home; Warner properties were the brainchild of Walthamstow's first mayor, Sir Thomas Courtenay Warner - and there’s a reason that they’re still so popular today, with their striking features, such as the handsome brickwork and arched porches.

Your front reception room has been beautifully designed, with timber floorboards underfoot and a stunning original fireplace, all bathed in light from the generously-sized sash windows. Both bedrooms are solid doubles - and either can be used as a second reception or home office if preferred.

The kitchen is sizeable with smart fittings, such as the integrated oven and sleek tiling. This theme is continued in the bathroom, where you’ll find spotless fixtures, including the over-tub shower.

Outside, you’ll find your own private section of the garden, which has a spacious lawn, eye-catching foliage and convenient shed.

For even more space, Lloyd Park is just moments away, where you’ll find everything from a skatepark and outdoor gym to galleries and cafes. Head south towards the Bell junction and Hoe St beyond, and you’ll come across many, many exceptional independent ventures, including vegetarian-focused cafe Buhler and Co, award-winning pizza restaurant Yard Sale, and the much-loved Ye Olde Rose & Crown pub.

As well as giving you access to the train station, Walthamstow Central is where you’ll find the nine-screen Empire Cinema, the mall Centre17 and the buzzing High Street (Europe’s longest). There’s not much you can’t find there!

WHAT ELSE?

- If getting or staying fit is on the agenda, you’ll be pleased to know that the Waltham Forest Feel Good Centre is a very short stroll, where you’ll find a gym with a 400m running track and 25m fitness pool with separate diving pit and teaching pool.
- The 950-seat Soho Theatre Walthamstow is set to open later this year, and it’s only 20 mins from your home.
- Looking for a new local? Try The Dog & Duck, which has an atmospheric beer garden a great line in sourdough pizzas, or head in the other direction for Tavern on the Hill, a grand old pub given fresh life and the freshest craft beer by the folks from Wild Card Brewery.

a word from the owner...

"We have loved our time on Brettenham Road, it has been the home which has seen our family grow from 2 to 4 and has been a wonderful, light and happy space to live and play in. Being so close to the park has been a massive part of why we love it here, having such a fantastic, big green space so close has been good for our souls and we spend countless hours in there. Additionally, the community on Brettenham Road has been incredibly welcoming and friendly. We have been fortunate to make many genuine friendships and truly feel like a part of this wonderful neighbourhood."

Our Local Guide:
Walthamstow

Brettenham Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
