A smartly appointed two bedroom ground floor Warner apartment, full of original features and vintage style. It all backs onto our beloved green gem of Lloyd Park, the landscaped garden, cafes, courts and open spaces just moments away.

Conceived at the turn of the century by Walthamstow's first mayor, Sir Thomas Courtenay Warner, these enviable apartments feature a dedicated front door and private section of rear garden.

IF YOU LIVED HERE…

You'll be stretching out in the famously flexible Warner layout, here totalling 700 square feet with either bedroom easily turned to use as a second reception, or vice versa. Your front reception features artfully restored vintage timber floorboards and an equally charming heritage hearth, all awash with natural light from that large bay window. A fantastic introduction.

Moving on down that long central hallway your first double sleeper is on the left, a decent double with more vintage flooring and another original hearth. Next door your kitchen features twin banks of cabinets, topped with smoky grey metro tile splashbacks and downlit timber work surfaces. Your bathroom's especially fine, with striking mosaics from floor to ceiling and a freestanding clawfoot tub. Finally your second bedroom is another vintage double with twin sash windows overlooking the garden.

As noted, Lloyd Park sits just over your rear fence, and a handy pathway means you can be amongst the greenery in less than a minute without having to climb anything. As well as all that expansive natural space, there are numerous sports clubs and classes, from Bootcamp to Yoga Me Happy, calling the park home. There's also a thriving Saturday Farmer's market and, of course, the William Morris Gallery. It all adds up to a brilliant back garden.

WHAT ELSE?

- Walthamstow Central station is a twenty minute stroll or ten minute cycle, for direct twenty minute runs to Oxford Circus and Liverpool Street, putting both the City and West End within easy reach.
- Your garden features a lawn, patio and handy shed, plus mature trees running the horizon between you and the park.
- Looking for a new local? One of our finest gastropubs, The Bell, is just ten minutes away across the park. Delicious food and a lovely beer garden.

a word from the owner...

"Brettenham Road has been a wonderful place to live. We will miss the characterful flat and the neighbourhood a great deal. During our time here, we have been fortunate to have friendly neighbours, and we have made enduring friendships with people we met living close by. We have been spoilt for things to do locally – including art exhibitions at the William Morris Gallery, pizza at Sodo, trips to the market, and walks in Epping Forest. Having the park on our doorstop was ideal when our son was born. We have really enjoyed spending time in the garden, which has provided a much-needed haven, and it’s lovely drifting off to sleep to the sound of the breeze in the trees."

Our Local Guide:
Walthamstow

Brettenham Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
