One of a glorious array of Warner properties running along the northern border of our beloved green gem of Lloyd Park, this three bedroom red brick affair is beautifully presented throughout, with all the hallmarks of this timeless design.

From your private entrance to the dedicated section of rear garden (here backing onto Lloyd Park) these Warner properties are still some of our most sought after.

IF YOU LIVED HERE...

You'll be relaxing among a wealth of contemporary designer charm to go with the classic exterior. Step inside and your principal sleeper is directly ahead, currently in use as an extra lounge (the flexible Warner layout means that any bedroom can be easily used as a second reception and vice versa). In here, rich dark original floors combine with a striking aquamarine statement wall. Two more smartly finished bedrooms complete the sleeping arrangements as they currently stand.

Elsewhere, your family bathroom's impeccably sleek in floor to ceiling smoky grey metro tiling, while your kitchen's impeccably decked out in a seamless suite of white cabinets under timber-style worktops. Finally, your main reception totals over 170 square feet, with hardwood floors, sage green walls, a vintage hearth and bay window overlooking your garden, secluded and sheltered by screening greenery.

Outside, and the open green spaces and landscaped gardens of Lloyd Park are just a couple of minutes from your front door. Ideal for strollers and joggers alike, the park is also host to a number of sports clubs and classes. And, with the multi-million pound sports facilities of the Waltham Forest Feel Good Centre also right on your doorstep, you'll be well-catered for whatever your sport of choice. There's also a thriving regular farmers' market.

WHAT ELSE?

- A choice of bus routes at the end of your street will ferry you to Walthamstow Central in less than ten minutes. From here it's just twenty minutes direct to both Liverpool Street and Oxford Circus.
- Current or prospective parents are well catered for, with four 'Outstanding' rated schools all less than a mile away, with a further eighteen deemed 'Good' and just as close.
- For your new local look no further than The Dog & Duck, a characterful, family-friendly gastropub just a couple of minutes around the corner. Enjoy a signature sourdough pizza in the beer garden beach huts.

a word from the owner.....

"We have loved the location most of all, a quiet street backing onto Lloyd Park with the William Morris Gallery, cafes and play areas. The local Lloyd Park area always feels pleasant and looks attractive. We have felt at home and at ease on the road. The flat has as much space as many small houses, and the extra room has been a bonus, for home working, and as an occasional spare bedroom. You can walk to the restaurants and pubs of Walthamstow Central or village in 20 minutes. There is an exceptional amount of green space within walking distance - from the Walthamstow part of Epping Forest the marshes and Walthamstow Wetlands. There are lots of buses at the end of the road, south to Walthamstow Central every couple of minutes, and also north to the big expanse of forest in Chingford."

Our Local Guide:
Walthamstow

Brettenham Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
