A sleekly appointed, two double bedroom first floor ex Warner apartment with dedicated front door, original style and your own section of rear garden. You're on a gorgeous tree-lined street here, right opposite the entrance to Lloyd Park.

Once the gardens of the grand Water House, Lloyd Park's a sublime place to relax, whether exploring the moat, picnicking, or just taking a wander. You can even try HIIT and yoga classes whenever you need a workout.

IF YOU LIVED HERE

You'll be admiring your striking red brick exterior before stepping under that signature Warner arch and through your own front door. Inside and your first port of call will be your huge 175 square foot lounge with leafy street views framed by a triple set of windows, plenty of space for dining, and a tiled Art Deco fireplace. Next door and bedroom one's a versatile 115 square foot double with floating storage, european oak flooring and a verdant view.

Continue through for your kitchen's elegant white suite of cabinets, a brushed chrome splashback and mosaic-effect vinyl flooring. Next up and your bathroom's home to a rainfall shower over the tub, twin windows and a floating sink. Out here, past some handy storage, are stairs accessing your shared garden, where a length of well-maintained lawn leads to raised beds and mature foliage. The perfect spot for a swing. Lastly, bedroom two's your principal sleeper, another impeccable double with built-in storage, twin windows and a garden view.

Outside and a lush half mile stroll through Lloyd Park gets you to Bell Corner, a bustling confluence of handy bus routes with cafes, supermarkets, a scattering of plant-based stores and gastropub The Bell. Follow Hoe Street for Soho Theatre Walthamstow (opening soon), Ye Olde Rose & Crown theatre pub, plus an array of restaurants including Yard Sale Pizza, L'Hirondelle, Spicebox and The Collab (ideal if you're in a rush - you can order and pay for your burger straight from the table).

WHAT ELSE?

- Walthamstow Central station's a twenty minute walk or eight minute cycle (there are two secure bike hangers on your street) for direct twenty minute runs to Oxford Circus and Liverpool Street.
- With Spa Experience Waltham Forest just an eleven minute stroll, a soothing sauna or dip in a hydrotherapy pool is never far away. Even closer is Melissa Movement & Massage, five minutes' walk from your front door.
- You have twenty five primary/secondary schools within a one mile radius rated 'Good' or better by Ofsted and including five with 'Outstanding' status.

a word from the owner...

"I have lived at this lovely property for a couple of years, on one of Walthamstow’s prettiest and friendliest roads. The immediate area, and Brettenham Road in particular, has a strong community spirit and a lovely 'neighbourhood' feeling. With Buhler and Co, the Yellow Warbler and now Deeney’s in the William Morris gallery serving speciality coffee (and in the case of Deeney’s, London’s best toasties!) I've been spoilt for choice when it comes to getting morning coffees / weekend brunch. There are plenty of local pubs and venues to choose from as well, with the Bell, the Dog & Duck and the institution that is Walthamstow Trades Hall all within easy reach. The park is right on the doorstep, so you’ll be walking through Lloyd Park and the great William Morris’s garden within seconds of walking out of your front door - it's never failed to put me in a good mood on my way to work. If you prefer to cycle, the 'Little Holland' project means miles of bike lanes connecting not only urban parts of east London but to some of the most beautiful green spaces."

Our Local Guide:
Walthamstow

Brettenham Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
