A gorgeously appointed, three bedroom Victorian-style end terrace. You're sat on a peaceful no through road here, right in the heart of Higham Hill, with Lloyd Park, Blackhorse Road station and Walthamstow Wetlands all within easy reach.

Your loft space is so far unexplored, leaving you with plenty of potential to take after some of your neighbours and add a whole new storey (subject to the usual permissions) making this a home that will grow with you and yours.

IF YOU LIVED HERE

Step inside, past that remarkably immaculate brick frontage, and the 120 square foot front lounge will be your first stop, finished in a tranquil pastel yellow with lovingly restored original timber floorboards underfoot. These flow out into the hallway and on into your dining room to the rear, where there's a gorgeous exposed brick chimney breast and French doors to the garden.

Your kitchen's a characterful affair, with royal blue cabinets and timber worktops facing each other across slate floor tiling. A pristine white bathroom completes the ground floor, while upstairs your first two bedrooms are substantial 140 square foot doubles, with more of that gorgeous vintage timber underfoot. Finally, bedroom three is a smart single just off your second sleeper to the rear. Ideal for a child or study.

Outside and, among the many attractions on your doorstep, Lloyd Park is surely the loveliest. Less than ten minutes away on foot, our borough's beloved green gem is home to landscaped gardens, cafes, courts, playgrounds, a whole host of sports clubs and classes, plus a regular farmer's market. If you really want to blow away the cobwebs, the Lockwood Way entrance to Walthamstow Wetlands is just twelve minutes walk. At 500 acres it's London's largest nature reserve.

WHAT ELSE?

- Parents will be pleased to discover twenty one 'Outstanding' or 'Good' primary and secondary schools less than a mile from your new front door. The 'Outstanding' Eden Girls' School is just a ten minute walk.
- Did we mention your garden? It's an expertly landscaped solace, with a patio perfect for basking, giving way to a length of lawn flanked by sleeper beds and all ending in a lovely secluded seating area, plus a handy shed.
- Craft Beer fans will fall in love with the Blackhorse Beer Mile, a renowned collection of independent breweries, taprooms and beer gardens running up Blackhorse Lane just a third of a mile away on foot. Be sure to check out the technicolour Exale Taproom, serving up regular DJ nights, tasting events and quizzes alongside the brews.

a word from the owners.....

"We love the area - from the Blackhorse workshop and fantastic coffee and brunches, the microbrewery mile for a bold signature brew, the walk to Lloyd Park at the weekend for the market, and having the Victorian line a short walk away for trips into the city. Our neighbours are friendly and there is a welcoming community feel. We have used all the green spaces just a short walk away including the marshes, wetlands, river walks, and many trips to Epping Forest with the dog. We love our home, the sanctuary of the garden, and the quiet close. We are moving to be nearer to our family outside of London and hope you enjoy our home and area as much as we have."

Our Local Guide:
Walthamstow

Bramley Close, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
