An exquisitely appointed two bedroom ground floor apartment with a sublime, west-facing rear garden. Here you're ideally located on a peaceful, leafy street just a short stroll from absolutely everything central Walthamstow has to offer.

You're well placed for public transport, too. Walthamstow Central station is twelve minutes away on foot and will speed you directly to Oxford Circus in twenty minutes via the Victoria Line. Or if you don't fancy walking then jump onto the 123 or W11 bus route from Forest Road to join the line at Blackhorse Road.

IF YOU LIVED HERE

You'll be relaxing and hosting in your immaculately extended, sixteen foot long lounge/diner. Dual aspect, the lounge area faces south and is home to a glorious bay window, while the dining space sits in front of your gorgeous west-facing garden. Throw open the doors here to step out onto your pristine patio and lush lawn. It's all surrounded by lovingly-tended raised beds fragrant with lavender and climbing plants. There's even a handy shed.

Back inside and your kitchen's decked out in an elegant suite of white cabinets, a tricoloured tiled backsplash and a pleasant view out to the lean-to. Next up (opposite a handy wealth of storage in the hallway) and bedroom one is forty five square feet - ideal for a child or home working space. Your bathroom comes with a shower over the tub, heated towel rail and a striking white, burnt orange and cerulean blue colour scheme. Lastly, your principal bedroom is a substantial 130 square feet and home to a lovely leafy street view.

Outside and Hoe Street is eight minutes' walk for a choice of new favourite destinations. Papino Italian Street Food serves up fine calzones, a new selection of vegan fare and the warmest of welcomes. Continue on for the nine screen Empire Cinema complex, while a short further stroll brings you to the historical, part-pedestrianised streets of Walthamstow Village. Packed with artisanal stores and high end wining and dining establishments, this is a locale you'll never tire of exploring.

WHAT ELSE?

- You have a great choice of local schools here, with twenty eight in a one mile radius rated 'Good' or better by Ofsted. The 'Outstanding' Greenleaf Primary is five minutes away on foot.
- There's a secure bike hanger right outside, ideal for joining the Q2 cycle route on Selborne Road and whirring your way across the marshes to the City.
- Lloyd Park's lushly landscaped gardens are the perfect urban escape, and ideal for picnics and hitting fitness goals. For a freshly-baked loaf head to the Breadwinners stall at the Lloyd Park Market on Saturdays.

a word from the owners.....

"We have happily lived in the property for 10 years. The neighbours are lovely and the area is quiet and relaxing. We particularly love the private garden and enjoy using this all year round. Walthamstow is a lovely area and has lots to offer including Lloyd park, the Village, cinema, bars, restaurants and of course Gods Own Junkyard!"

Our Local Guide:
Walthamstow

Borwick Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
