This bright and spacious five-bedroom, Victorian mid-terrace home has been beautifully restored and comes complete with a converted loft, two bathrooms, a double reception room, a kitchen/diner and a charming garden at the rear.

Its prime location between Walthamstow Central, Blackhorse Road and St James Street means you can enjoy the perks - and transport links - of multiple neighbourhoods, although Borwick Avenue itself is peaceful and residential. You are also less than ten minutes to Lloyd Park.

IF YOU LIVED HERE…

Thanks to its pristine condition, you can instantly welcome friends and family into your beautiful 1235 square foot home. The double-reception room is full of period charm and awash with natural light thanks to the dual aspect windows. The feature fireplace and striped wooden floors are a reminder of the home’s Victorian roots, but the immaculate decor and polished finished bring it all bang up to date. At the rear, the kitchen is just as bright and spotless, with glossy white units, stylish tiling and integrated appliances. In summer you can spill outside and enjoy the beautiful array of mature foliage and sizeable lawn. Features such as the contemporary slated fencing all be appreciated too. On the first floor, the three pristine bedrooms have been thoughtfully decorated, with the alcove in the middle one utilised for custom shelving. The bathroom on this floor is smart and modern, as is the one on the second floor, so there won’t be any queuing in the morning. Also in the loft, you’ll find two further bedrooms, and plenty of room for storage in the eaves. Beyond your front yard, you’re in a brilliant spot for exploring our beloved E17. As well as being a hub for coffee shops, bars and eateries, there’s an abundance of green space; it’s a ten minute stroll from the glorious Lloyd Park, where you’ll also find the William Morris Gallery, the former home of Walthamstow’s most famous son. Ten minutes away, you’ll find “London’s best pizza” (according to the Evening Standard) at Sodo on Hatherley Mews, an area that’s enjoying a fantastic regeneration thanks to the imminent arrival of Walthamstow Soho Theatre there (due to open later this year). Or head a similar distance towards Blackhorse Road where you’ll find the much-lauded vegan-friendly Slow Burn, which was recently named one of the Guardian’s essential restaurants to ‘try right now’, so you’ll want to book. You’re also a seven minute stroll from Europe’s longest market, which runs along the High Street. Here you’ll find the nine-screen Empire cinema and the convenient chains in the 17&Central shopping centre. Or walk a bit further and you’ll come across the dynamic social hub CRATE St James, buzzing with creative ventures, from independent eateries and florists to yoga studios and boutiques. And if you need to travel beyond E17, it couldn’t be easier; Walthamstow Central station is around a half mile on foot and allows quick and direct access to both Oxford Circus and Liverpool Street via the Victoria line and Overground respectively. If you want to mix it up, Blackhorse Road station is only slightly further away, where you can also access the Victoria line, plus the Overground route running between Barking and Gospel Oak, for more getaway fun.

WHAT ELSE?

- New local? How about The Chequers on the High Street, a favourite with many due to its community-focused events and delicious roasts - it’s a 10 minute walk from your home.
- Just nine minutes from you is East of Eden, offering yoga and pilates whenever you need to do some serious stretching, while craft beer fans can get their ‘exercise’ on the Blackhorse Lane Beer Mile, where taprooms include Signature, Exale, Hackney, Wild Card and Truman’s - you can be at the first stop within around twenty mins.
- Parents will be pleased to learn that you have numerous primary/secondaries nearby, all rated 'Good' or better by Ofsted. You are 0.14 miles from Greenleaf Primary School.

a word from the owner...

"We’ve loved so many things about living here. Saturday strolls through Lloyd Park market, meandering over to the village for brunch, cycling along the canal and through the wetlands, dinner at SlowBurn followed by a pint at one of the Blackhorse Road breweries. We'll miss our peaceful street and lovely neighbours. Walthamstow is such an amazing place to live and so many of the best parts (in our opinion!) are right on your doorstep. This has been a truly wonderful home for our family which we’ll be sad to leave."

Our Local Guide:
Walthamstow

Borwick Avenue, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
