A perfectly positioned three bedroom terrace backing onto Leyton's Dagenham Brook. Design & Decor is strong, simple and classic throughout, and with outside space and a leafy location you have the strongest of fundamentals to make your own.

Leyton Jubilee Park is a five minute walk away whenever you want to stretch your legs or work out at the Feel Good Too Sports Centre. A twenty minute stroll takes you to the banks of the River Lea, where you can wander the marshes, sample a riverside beer garden or picnic in Millfields Park (check out Nature's Throne just off the towpath).

IF YOU LIVED HERE

You'll be turning your hand to transforming this beautiful red-brick house into the home of your dreams, with plentiful original features and vintage stylings to build on. Your lounge comes in at a substantial 185 square feet, its bay window focusing the eye on gorgeous green street views. A vintage fireplace could perhaps be reinstated, or the whole space knocked through for a dual aspect, twenty six foot space to stretch out in.

Next door and the kitchen/diner's a generous 170 square feet with smart battleship grey units complementing slate effect floor tiles. It all leads out to your rear garden, a generous spot to be reimagined in any way you see fit. Back inside and upstairs you have two generous double bedrooms plus a single perfectly-sized for a child or home working space. Lastly, the bathroom comes with a shower over the tub, a traditional white suite and dusky pink walls.

Outside and you're a stone's throw from Lea Bridge Road for a whole host of amenities. It's a ten minute walk to Lea Bridge station, where regular trains will whisk you to Tottenham Hale (handy for the Stanstead Express and Victoria Line) in six minutes or Stratford (for Westfield mega mall and the Central Line) in twenty. Three bus routes run along Lea Bridge Road to speed you to myriad destinations including Hackney, Angel, Charing Cross and St Paul's.

WHAT ELSE?

- Parents will be pleased to know there are nineteen schools rated 'Good' or better in a one mile radius, including four deemed 'Outstanding'. St Saviour's, Willow Brook, Riverley and South Grove primaries will all stand little ones in good stead.
- Catching up with friends? The Hare & Hounds is just around the corner and a historic, justly renowned institution. Patchworks, Neckstamper brewery and Lighthaus restaurant are also all worthy of your patronage.
- The 56 bus route's just a few steps away and will ferry you straight to Whipps Cross Bus Stand where the endlessly explorable expanse of Epping Forest awaits.

a word from the expert....

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Blyth Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
