2 Bedroom

1 Bath

Benefiting from easy access to Highams Park and Chingford, this spacious two-bedroom end-of-terrace home sits in a fantastic spot on the edge of Epping Forest.

Coming in at a 716 square foot, highlights include the downstairs WC, first floor bathroom, bright reception room and adjoining kitchen and dining room. And let’s not forget outside, where there’s an 40 foot rear garden, a private driveway and side access, all within a quiet, residential location.

Beyond that convenient driveway, your front reception area is full of natural light thanks to the generous window at the front. The neutral palette adds to the brilliance, while features such as the bespoke shelving and beautifully tiled fire hearth bring charm.

You’ll love the convenience of having self-contained rooms across the ground floor, but there’s a fantastic flow of light between the reception room, kitchen and dining room, meaning you can enjoy the benefits of open plan living, too. The kitchen is smart and modern, as is the dining room and downstairs WC.

At the rear, you have a sizeable garden with plenty of space for relaxing and storage. Upstairs, you’ll find two immaculate bedrooms, both with custom storage, plus a contemporary family bathroom with beautiful glossy tiling, smart fittings and an over-tub shower.

You’re equidistant between Highams Park station and Chingford station - each is just over a mile away, and both are on the newly named ‘Weaver’ Overground line which heads to London Liverpool St. This also means you can enjoy the amenities of two thriving neighbourhoods (Woodford and Walthamstow are also accessible, just to add more choices to the mix) - double the fun!

- Parents will be pleased to know you have an abundance of great schools in the area - it’s one of the reasons the area is so popular with families.
- Drivers can be on the North Circular in just a few minutes, or the M25 in about 15 mins.
- Your new local is the the Larkshall. This grand pub partially dates back to the 16th Century, making it one of the oldest in the area. While the interiors are striking, it’ll be the large gardens that beckons in summer. It’s just 15 minutes on foot too.

a word from the owner...

"I moved in to the house with my then girlfriend, now wife as first time buyers in 2015. Bluehouse Road has been the perfect starter home for us and we have grown with it over the past 8 years, having our first child here. It is the perfect size for small family or first time buyers, even someone who wants to downsize in the area. Amazing garden space with sunlight all afternoon and in to the evening. We have hosted many gatherings/BBQs here over the years. Great area with lots of lovely local pubs, restaurants and shops. We have loved being so close to such a variety of options. Easy walk to either Highams Park or Chingford Station. The house will be missed but its time to move on."

Our Local Guide:

Bluehouse Road, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
