IF YOU LIVED HERE…

As you step inside, you’re immediately met with a space that feels grounded, warm, fresh, and effortlessly earthy. Light-painted walls and wood flooring run through much of the home, complemented by high ceilings and original features.

The two reception rooms connect seamlessly, with natural-toned flooring and subtle coving and ceiling roses adding character. Gentle shifts in wall colour create a soft division in tone and mood without disrupting the flow. At the front, a south-facing bay window with white shutters welcomes in the light. The rear reception overlooks the garden, with natural light creating a calm, inviting feel. Built-in shelving in the front room adds function, with scope for additional storage while preserving the space’s serene energy. The kitchen offers deep storage and sleek gloss black cabinetry that’s both stylish and practical. Overhead cupboards and integrated appliances keep things streamlined, while double doors open onto your private outdoor space—ideal for indoor-outdoor living. It’s a well-finished room with potential to extend into the side return and, subject to planning, into the second reception to create an open-plan kitchen and dining area.

The garden continues the home’s natural feel, with timber decking perfect for hosting or dining al fresco. A lower section with stone tiling and pebbles offers a peaceful retreat, while a small patch of lawn adds greenery without the upkeep. The result is a beautifully curated outdoor space that feels both calm and private.

Upstairs, there are three bedrooms and a family bathroom. The main bedroom sits at the front, echoing the bay window below and benefitting from a second window that welcomes in the south-facing sun. It’s a generous, serene space with rich wood flooring and a refurbished ornate fireplace resting on a sleek black hearth. The second bedroom is well-sized, with room for a double bed and furnishings, while the third offers flexibility—ideal as a nursery, home office, or guest room. The bathroom is bright and modern, with a well-placed window offering natural light and ventilation. Wood flooring adds warmth, while black and white tiling brings a crisp, contemporary edge. A fully tiled bath with overhead shower completes the space with both comfort and practicality.

This home is perfectly placed to enjoy the best of Walthamstow. Walthamstow Wetlands is just moments away, offering expansive green space and wildlife—ideal for weekend walks or quiet escapes. For a livelier scene, Big Penny Social, part of the buzzing Walthamstow Beer Mile, is a six-minute stroll, while Lloyd Park is just sixteen minutes on foot. Families will appreciate the choice of well-regarded schools. Stoneydown Park Primary is known for its nurturing, creative approach, while Willowfield School offers a strong sense of community—making this a place to confidently put down roots.

a word from the owners...

"Blenheim Road is a fantastic location - so close to the tube and within walking distance of the breweries, fleamarkets and yoga studios that the area has to offer. It has a strong neighbourly feel with more established and newer residents creating a real community, which also comes in handy when we require a bit of last minute cat-sitting! The house itself benefits from an open aspect which means it is not overlooked, and is flooded with light all through the day. Gardens in this street are particularly large for E17 and we have loved creating an urban oasis with ours where we can enjoy the sun all day long and into the evening. We will miss this house and location a lot!"

Our Local Guide:
Walthamstow

Blenheim Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
