A fantastic find of a three bedroom Victorian terrace, sat on a quiet turning near Blackhorse Road. With over 870 square feet of living space plus a secluded garden, you're also under half an hour from Kings Cross door to door.

You're in a superb spot. Just across the road you'll find Blackhorse Lane's host of breweries and restaurants. It's twenty minutes to Walthamstow High Street, and fifteen to Lloyd Park.

IF YOU LIVED HERE…

To the left off your hallway is your double size reception room, coming in at 260 square foot. The bay window to the front and second vista to the rear ensure plenty of natural light. Engineered flooring stretches underfoot. Step down from here into your kitchen, with matt metro tiled splashbacks and sage green fronted units. Through a modest, handy lean to you'll find your low maintenance garden, with paving framed by neat shrubbery borders.

Upstairs, your first bedroom sits to the rear and gives you seventy square foot of space, with engineered flooring underfoot and bespoke storage to one corner. Your bathroom is next along, with modern white suite, corner vanity sink, and shower over the tub. Your second bedroom has a garden view like the first, another bespoke wardrobe, and ninety five square foot of space. To the front is your main bedroom with 170 square foot of space and its own bay window. Two double bespoke wardrobes sit against one wall, and carpet lies underfoot.

It's just seven minutes on foot to Blackhorse Road station, from where the superfast Victoria Line will get you to Kings Cross in as little as fifteen minutes. A quarter of an hour takes you to St James Street for the Overground to Liverpool Street. Meanwhile just twelve minutes' walk and you're at the Lockwood Way entrance to Walthamstow Wetlands, London's largest nature reserve.

a word from the owner...

"We have lived in this area for over thirty years. Now that our family have grown and moved on, we have decided to downsize and begin the next chapter of our lives. We have loved our time at Blenheim Road, it is a wonderful area to raise children. There are parks and great schools in the area. There is also so much to see and do, with local eateries, shops and breweries. The infrastructure is great and you are less than 20 mins from central London."

Our Local Guide:
Walthamstow

Blenheim Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
