3 Bedroom

1 Bath

A smartly finished three bedroom Victorian end of terrace, full of vintage features and brimming with potential for further development. You're enviably located right in the heart of our thriving Blackhorse Lane neighbourhood.

With your loft space so far unexplored you have plenty of potential to extend skywards, following in the footsteps of your neighbours and adding your own whole new storey. This is a home that will serve the needs for you and yours for years to come.

IF YOU LIVED HERE…

First stop will be your 250 square foot, dual aspect through lounge. Wonderfully bright, blonde laminate flows underfoot from front to back, and an ornate mantel takes centre stage. To the rear the 180 square foot kitchen/diner, once again naturally bright, and with a substantial flank of timber cabinetry running down one side. A spare WC and some welcome storage complete the ground floor.

Outside and your private rear garden features a patio plus lush length of lawn and handy stand alone outbuilding, ideal for all manner of uses. Upstairs, your generous principal bedroom features more laminate flooring and a striking statement wall. Bedrooms two and three are both solid doubles (no box rooms here) and your family bathroom is elegant and simple in white.

Blackhorse Road station is less than five minutes on foot and will get you straight to Kings Cross in fifteen, putting the heart of London barely twenty minutes away door to door. You're also perfectly placed for the much loved Blackhorse Beer Mile, a loose collection of independent breweries, taprooms and beer gardens gathered around Blackhorse Lane. Craft Beer fans will be in heaven, while the family friendly Big Penny Social is sure to become a favourite for everyone.

WHAT ELSE?

- Parents will be pleased to find eighteen primary/secondary schools all less than twenty minutes away on foot, and all rated 'Outstanding' or 'Good' by Ofsted.
- Heading to the City? St James Street station is a fifteen minute stroll for direct twenty minutes to Liverpool Street.
- London's largest nature reserve, the 500 acre, Green Flag award winning Walthamstow Wetlands is a little over ten minutes walk away. These open green spaces and wild blue skies will make you forget you're in London.

Our Local Guide:
Walthamstow

Blenheim Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
