1 Bedroom

Spread out across the ground floor of a graceful period home, this smart yet characterful one-bedroom apartment has a bright reception room, dine-in kitchen and large south-west facing rear garden amongst its highlights. The location is an excellent spot between Blackhorse Road, Walthamstow Central and St James Street, meaning you can enjoy the perks of not one, but three fantastic neighbourhoods.

The nearest station is St James Street - just three minutes away, where the Overground nips to Liverpool St in around 16 mins. That’s an incredibly speedy commute door-to-door.

IF YOU LIVE HERE…

You’ll be instantly won over by the way the home balances period tradition with contemporary touches, resulting in both convenience and style.

The reception room is bursting with light thanks to the generous windows, while the original timber flooring provides a sense of warmth, and the blue feature wall a burst of cheer. You’ll love the ornate beading, while the custom shelving will be a real convenience. In the kitchen, the rustic-style flooring contrasts beautifully with the shaker units cabinets, while the cafe-style bespoke seating is a brilliant addition. The bathroom has a similar traditional style, with floor to ceiling metro brick tiling and a striking black framed bath screen for the over-tub shower. Finally, the bedroom is just as spotless, with more custom storage and soft carpeting underfoot.

You’ll be delighted to find that your new home is nestled in between some excellent green spaces - the Walthamstow Wetlands attracts visitors from all over East London, but you can enjoy having it right on your doorstep.

You’ll love having the Blackhorse Road neighbourhood so nearby - Conde Nast Traveller recently ranked this area among the UK and Ireland's top destinations to visit this year. Start by exploring the Blackhorse Beer Mile, home to some of East London's most exciting craft beer breweries, bars and street food, including Signature, Exale, Hackney, Wild Card and the epic Big Penny Social (look out for events across all of them). Even closer to home you’ll find True Craft bar and pizzeria, as well as the dynamic box park-style social hub CRATE.

Or head towards the incredible amenities that Hoe Street has to offer, including the long awaited reopening of the Soho Theatre Walthamstow, and a whole host of award-winning restaurants.

WHAT ELSE?

-As well as having St James St station so nearby, it’s a 8 minute stroll to Blackhorse Road station, where the Victoria line will get you straight to Kings Cross in the same amount of time. Buses are plentiful too.
- Just three minutes away, you’ve got an original Banksy, preserved within the Bonners fish and chip shop signage. Grab some delicious takeout and soak up some culture worth bragging about.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and convenient chains. The new Forest Cinema has opened in that area, perfect for movie nights.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Blackhorse Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
