2 Bedroom

2 Bath

A smart, bright and brilliantly elevated two bedroom apartment on the top floor of a converted Art Deco building, moments from Blackhorse Road tube station. Design & decor is striking throughout, plus you have twin bathrooms and a private balcony.

There's secure on site bike storage and cyclists are just a five minute ride from the endless open space of Walthamstow Wetlands. At 500 acres it's London's largest nature reserve.

IF YOU LIVED HERE…

You'll be sat atop this striking Art Deco development, with rooftop views all around. Your West facing balcony is a particular highlight, substantial and sheltered with a glazed balustrade making the most of those views. It all opens up off your sizeable, 275 square foot kitchen/diner, with blonde hardwood floors, sleek banks of two tone cabinets, chunky white countertops and brand new induction hob and extractor. It's all naturally bright and the whole property has excellent sound and heat insulation.

Next down the hall is your family bathroom, softly lit, fully tiled and finished in white and warm earth tones. There's a classic rainfall shower over the tub and a chrome heated towel rail. Explore further for your second bedroom, a handsome double of over 100 square feet. Your generous principal bedroom completes things,
with a glorious designer statement wall, floor to ceiling window and ensuite shower room. Finally, there's a substantial storage room the size of a small study, a welcome blessing in any London apartment.

Outside and you're just a handful of footsteps from Blackhorse Road tube, where you can jump on the Victoria line and be in Kings Cross fifteen minutes later, putting the heart of London less than twenty minutes away door to door. Also on your doorstep you have Big Penny Social, the jewel in the crown of the Blackhorse Beer Mile, a collection of half a dozen independent craft breweries, taprooms and beer gardens laid out along Blackhorse Road. Great for families and craft beer lovers alike.

WHAT ELSE?

- You have an allocated parking space at the front of the building, and drivers can be on the North circular in just five minutes.
- Staying local, you have a GP surgery just five minutes away, plus an ever growing array of independent coffee shops (Hermanos and Armstrong Audio) and fitness studios (F45 and More Yoga) just as close.
- Heading to the City? St James Street overground is fifteen minutes on foot or five by bike, for direct twenty minute connections to Liverpool Street.

a word from the owner...

"We love living in Blackhorse Lane. We both work from home and enjoy a walk in the wetlands over lunch (30 min to loop there and back), or in Lloyds park on the weekend. The area is super dynamic with delicious restaurants including Slowburn, awesome bakeries like The Artisan Bakery and lots of breweries and urban wineries less than 5 min walk away. Oxford Circus is just a few stops away on the Victoria line, which makes adventuring to central London super easy and convenient. The area is developing fast and there is always something new to discover every week."

Our Local Guide:
Walthamstow

Blackhorse Lane, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
