This smart and unique one-bedroom apartment has an immaculate finish and fantastic location in vibrant Clapton. This enviable postcode means you’re a short hop from some of East London’s finest action, while Springfield Park and the River Lea are moments away, so you’ve got plenty of nature as well.

Transport is also excellent; Clapton station is 13 mins on foot, where commuters can jump on the Overground and be in Liverpool St in around 15 mins. It’s also within easy reach of Dalston, Stoke Newington, Tottenham and Leyton and Walthamstow.

The fact that it’s on the market chain-free is yet another bonus.

IF YOU LIVED HERE....

Thanks to the large amount of natural light courtesy of the generous windows, your 489 square foot home enjoys a fantastic sense of space. If you work from home, you’ll appreciate that the living area has plenty of room for balancing all aspects of life - and you’ll enjoy utilising the kitchen area, which has smart cabinets, sleek worktops and an integrated cooker. The bedroom is just as immaculate with considered decor, while the bathroom is smart and contemporary with a walk-in shower.

As for beyond, you’re surrounded by some brilliant open spaces - from the sprawling Walthamstow Marshes to the charming Springfield Park. Getting around on public transport is a breeze, too; Clapton station is a 13 minute walk away, where commuters can jump on the Overground and be in Liverpool St in less time than it takes to read a chapter of your book. It’s also within easy reach of Dalston, Stoke Newington, Tottenham and Leyton and Walthamstow thanks to a great bus and cycle infrastructure.

WHAT ELSE....

-With so much to see and do nearby it’s hard to know where to start! We recommend heading to Sodo Pizza on Upper Clapton Rd for delicious and freshly baked pizza. Fitness fans will be delighted to learn that you are less than a mile from BLOK, a showpiece gym in a converted Victorian tram depot.
- The Lee Valley Riding Centre is 15 mins on foot away away, and runs all sorts of courses for pony-loving amateurs and experts alike.
-The Crooked Billet is your new local, with a vast menu of pub grub and great Sunday roasts.

a word from the owner....

"I lived at the property for 8 years and was very happy with the transport links, the bus stops and Clapton overground station are all within 5-15 minute walk away. There is a convenience store across the road and bigger shops in nearby Stamford Hill. Springfield Park is just around the corner and is a lovely park for walks and has a nice coffee shop. There is a great gym (Blok) in walking distance."

Our Local Guide:
Hackney

Big Hill, Hackney — Stow Brothers

Where do you start with Hackney? It can feel like it’s all been said before, but, of course, it can’t have been because the area is constantly evolving, which is what keeps it so fresh. It’s just what happens when a neighbourhood has such a high population of creative innovators.

Even fans of Hackney’s scruffier edges love the imaginative ways that the area has been regenerated, with thoughtfully-designed stores, bars and coffee shops sitting comfortably alongside sleek architecture and beloved institutions such as Ridley Road Market.

Despite all this urban buzz, the area has a surprisingly large amount of green space, including Hackney Wick, Victoria Park and London Fields, which fill up with a mix of visitors and locals at weekends. Whether they go on to have food at a Michelin-starred restaurant, a pint in The Talbot or a swim in the lido, they’re all united in their love of this most unique community.
