A strikingly stylish, immense and open plan three bedroom apartment on the ground floor of a contemporary block in the heart of lively Clapton. Design & Decor is rich in chic and the artful open plan makes the most of your 900 square feet.

You've even got some wonderfully sheltered outside space. Your rear deck is a real suntrap, utterly secluded and festooned with bespoke timber planters and string lights for those wine glass evenings.

IF YOU LIVED HERE…

You'll be welcoming guests into your vast, open plan lounge/kitchen, coming in at just under 400 square feet all decked out in pure white finishes and blonde hardwood. There's plenty of natural light flowing in from the patio doors leading to your sheltered outside deck at one end , while your kitchen units – flawless white with contrast splashbacks - are nestled at the other.

Cross your substantial hallway for all three bedrooms. Your master is an extremely substantial double of 150 square feet, with tower radiator, statement dove grey wall and ash blonde hardwood underfoot. Bedrooms two and three are both solid doubles, each with its own signature colour palette and all with designer suspended lighting. Finally your bathroom; a gleaming affair in tub to ceiling metro tiles with embedded rainfall shower and sleek contemporary fixtures.

Looking for some natural surroundings? The 116 year old Springfield Park, named for one of the three country manors it was formed from, is just three minutes from your front door. Here you'll find rolling parkland, gorgeous views over Walthamstow Marshes, tennis courts, kid's playground, cafes, fountains, the banks of the River Lea and much, much more. Perfect for strolls and runs alike, it's a great spot to have on your doorstep.

a word from the owner...

"We've really enjoyed living here for the past 7 years, and looked after it well, we've refurbished both the bathroom and the courtyard in the last 12 months, ready for the new owners to enjoy. It's a really quiet location, being situated on a cul-de-sac that leads you directly to the towpath of the River Lea. What we'll miss most about living here is being in such close proximity to Springfield Park with its panoramic views (a relative hidden gem as far as London parks go!), the short wander to the picturesque green spaces of the Walthamstow and Hackney Marshes, and the beautiful River Lea on our doorstep. You can walk/run/cycle for miles without having to cross a busy road, and then end up at one of the great local pubs. It's a 10 minute cycle (20 minute walk) to either Chatsworth Road or Stoke Newington Church Street with all their independent cafes, restaurants and shops, but it must be said that the cafes in both Springfield Park and the River Lea Rowing Club provide idyllic settings for weekend brunches on your doorstep."

Our Local Guide:
Hackney

Big Hill, Hackney — Stow Brothers

Where do you start with Hackney? It can feel like it’s all been said before, but, of course, it can’t have been because the area is constantly evolving, which is what keeps it so fresh. It’s just what happens when a neighbourhood has such a high population of creative innovators.

Even fans of Hackney’s scruffier edges love the imaginative ways that the area has been regenerated, with thoughtfully-designed stores, bars and coffee shops sitting comfortably alongside sleek architecture and beloved institutions such as Ridley Road Market.

Despite all this urban buzz, the area has a surprisingly large amount of green space, including Hackney Wick, Victoria Park and London Fields, which fill up with a mix of visitors and locals at weekends. Whether they go on to have food at a Michelin-starred restaurant, a pint in The Talbot or a swim in the lido, they’re all united in their love of this most unique community.
