A bright and beautiful three double bedroom family home arranged across three storeys, with a lovely west-facing garden, large garden room and the greenery of Leyton Flats just a few steps away. You're handy for Wood Street station, too.

That's not all, the peaceful yet vibrant Village - the original centre of Walthamstow - is just ten minutes on foot and is filled with exciting independent shops, restaurants and watering holes. There'll always be a new way to while away a Sunday afternoon here.

IF YOU LIVED HERE…

You'll be dining and reclining in your sleek and serene 320 square foot dual aspect lounge/diner. A bay window fills the space with streams of natural light, honey-toned timber floorboards flow underfoot and you have direct access to the garden. Ideal for taking the party outside. Slide the patio doors open to step onto to your fifty five foot, low-maintenance west-facing stretch of solace. Out here a red brick pathway segments Trulawn and expertly curated raised beds bursting with colourful plants and pots, plus you have a dual aspect, fully powered and versatile 250 square foot garden studio.

Head back inside via the eat-in kitchen and you'll find an elegant suite of cream cabinetry, onyx flourishes and of course that garden view (you also have planning permission for a kitchen extension). The ground floor's completed by a WC tucked away under the stairs - pad up these to the first floor for two generous double bedrooms (one with built-in storage), plus the family bathroom with dedicated double length shower cubicle. Continue up to the second floor for your beautiful principal bedroom. Coming in at 320 square feet, it's a phenomenally tranquil space with gorgeous views, skylights, and exposed brick sitting between delectable cerulean blue walls for a serene sense of endless sky. There's a sleek en suite with a tub too - ideal for soaking away the day.

Leyton Flats, part of the ancient woodlands of Epping Forest, starts just three minutes away from your new front door. Ideal for wandering to your heart's content whenever the mood takes you. Wood Street station is a mere six minute stroll and will whisk you directly to Liverpool Street in twenty (be sure to check out the market, The Duke and Wood Street Bakery here too). Alternatively Walthamstow Central is one stop away for direct twenty minute runs to Oxford Circus plus the Mall and nine screen Empire cinema entertainment complex.

- Choose from five schools rated 'Outstanding' within a mile of you, including St Mary's, Barclay Primary and Woodside Primary Academy.
- Your new local is The Castle, a family-friendly Village pub with a brilliant beer garden and a menu to match. Just a twelve minute jaunt away. Closer to home and Urban Bite's on your doorstep for brunches to die for.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Berthons Garden, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
