Bright and beautifully-restored, this former Warmer apartment has two bedrooms, a private section of the rear garden, a separate kitchen and spacious reception room, and charming features throughout.

As for the location, it’s a short hop from the much-loved Lloyd Park and adjacent William Morris gallery, while Hoe Street is a little further away, lined with excellent eateries and stores that form the heart of this thriving community.

Beyond that, you’ll find Walthamstow Central station, where you can reach the City or West End in around 20 mins or less.

You’ll be filled with pride as you approach the iconic red bricked arch outside your new home. It’s not surprising that these former Warner apartments are so popular with their timeless design. Yours has a beautifully restored original front door with vintage-style fittings, but this is only the start of it…

Your sole-use hallway so much more than just a gateway to your home - the design is sublime, and the monochrome floor tiling and deep green wood panelling are sure to wow guests as they head up to the first floor.

Here, your reception room has been fantastically preserved, with wooden floors underfoot and a striking fireplace alcove, all bathed in light from the generously-sized sash windows. Other highlights include the ceiling rose, custom shelving and blush walls.

The considered decor and original features continue throughout the rest of the home, and both bedrooms have plenty of space for storage due to the chimney breast alcove snugs. The kitchen perfectly balances old and new, with its metro brick tiles, shaker cabinets and integrated oven. This theme is continued in the smart bathroom, too.

Outside, you’ll find your own private section of the large rear garden, which has been gorgeously landscaped with plenty of lush foliage.

For more beautiful gardens, you’re only a hop and a skip from Lloyd Park, where you’ll also find a skate park, playground, tennis courts, bowls club, dog park, cafes and the William Morris Gallery. Head towards the Bell junction and Hoe St beyond, and you’ll come across many, many exceptional independent ventures, including vegetarian-focused cafe Buhler & Co and the award-winning Yard Sale Pizza.

-You’re spoilt for choice when it comes to local pubs; both Ye Olde Rose & Crown and The Dog & Duck are all much-loved by the community and can be reached within around ten minutes on foot. Walthamstow Trades Hall is another nearby hidden gem, which features regular music events (Fat Boy Slim even played a set there in recent months). When the Soho Theatre Walthamstow opens next year, you’ll have even more events to choose from within a short walk of your home.
- If you want a change of scene from the park, head to Fellowship Square for its brilliantly curated fountain displays and community-led events.
- For shopping, head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.

a word from the owner...

"We have loved living at the property since June 2020 and if it weren't for our growing family we probably wouldn't be moving. The flat has been the perfect size for us and is really charming and easy to maintain. The local area is fantastic with Lloyd Park a few streets away with its Saturday Market, William Morris Gallery and Cafe and social events in the park. Walthamstow Village is about 15 - 20 minutes walk with its great pubs and restaurants and the breweries at Blackhorse Lane are 10 - 15 minutes walk. The new cultural space run by Soho Theatre will soon be opening on Hoe Street which is 5 - 10 minutes walk. Walthamstow Wetlands and Marshes are a short walk away which is great for walks and running."

Our Local Guide:

Bemsted Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
