2 Bedroom

1 Bath

A bright and beautifully-restored two-bedroom first floor apartment in one of the area’s iconic Warner conversions. As well as having a private section of rear garden, stylish kitchen and separate reception room, it’s a short hop from the much-loved Lloyd Park and adjacent William Morris gallery - an attraction that draws visitors from far beyond E17.

Just a little stroll in the other direction, you’ll find Hoe Street, lined with the excellent eateries and stores that together form the heart of this lively and thriving community. Beyond that, you’ll find Walthamstow Central station, where you can take the overground direct to Liverpool street in less than 20 minutes, or nip to Oxford Circus on the tube in a similar amount of time.

You’ll love living somewhere with such history; Warner homes were the brainchild of Walthamstow's first mayor and became almost instantly popular due to the quality workmanship and distinctive style. You’ll recognise many of those features here, including the recessed porch and bold red brickwork. Inside, your reception room has been beautifully preserved, with neutral carpeting underfoot and a stunning fireplace surround, all bathed in light from the generously-sized windows (that’s right, plural). Other highlights include the ornate coving, custom shelving and immaculate decor.

The smart decor and original features continue throughout the rest of the home, and both bedrooms have plenty of space for storage due to the chimney breast alcove snugs. The kitchen perfectly balances old and new, with its metro brick tiles, shaker cabinets and integrated oven - you’ll love the colour scheme too. This theme is continued in the pristine bathroom, where you can enjoy the blush pink palette, brass fittings and black metal work.

Outside, you’ll find your own private section of the large rear garden, which is handily low maintenance but still with lush foliage. For more beautiful gardens, you’re only a hop and a skip from Lloyd Park, where you’ll also find a skate park, playground, tennis courts, bowls club, dog park, cafes and the William Morris Gallery (which is, of course, the former home of the founder the Arts and Crafts Movement), and beyond that, you can enjoy all of the many amenities of Walthamstow.

-You’re spoilt for choice when it comes to local pubs; both Ye Olde Rose & Crown and The Dog & Duck are all much-loved by the community and can be reached within around ten minutes on foot. Walthamstow Trades Hall is another nearby hidden gem, which features regular music events (Fat Boy Slim even played a set there in recent months). When the Soho Theatre Walthamstow opens next year, you’ll have even more events to choose from within a short walk of your home.
- If you want a change of scene from the park, head to Fellowship Square for its brilliantly curated fountain displays and community-led events.
- For shopping, head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.

a word from the owner...

"Bemsted Road is at the heart of a wonderful, friendly community close to the beautiful Lloyd Park. We have loved living here, first as a couple and then with our young son. The local area is incredible for families as well as being within walking distance to the cafés, restaurants, shops and bakeries around Hoe Street and Walthamstow Village, the breweries of Blackhorse Road and the refreshing open spaces of Walthamstow Wetlands. Situated between Walthamstow Central and Blackhorse Road stations means great transport options with the Victoria Line and overground. The time has come for us to move out of London, and we will miss this slice of Walthamstow hugely."

Our Local Guide:

Bemsted Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
