GUIDE PRICE £450,000 - £500,000

A bright and sparkling two bedroom ground floor apartment in our signature Warner style, with dedicated front door, handsome brick frontage and a private section of rear garden. It's all enviably sat just a few streets away from Lloyd Park.

The brainchild of Walthamstow's first mayor, Sir Thomas Courtenay Warner, at the turn of the century, these rock solid and spacious properties remain some of the most sought after housing around.

IF YOU LIVED HERE...

You'll be loving the open flexibility of the famous Warner layout. Broad blonde engineered hardwood flows underfoot down your long central hallway while your front reception sits immediately to your right. Pristinely finished in paper white and awash with natural light, it's the perfect introduction for you and your guests.

Next door's the first of your bright and tranquil double bedrooms while your kitchen features a handsome suite of glossy cream cabinets topped with dark quartz effect counters. Step out into your garden from here for a lush length of lawn flanked by timber fencing. Finally your bathroom's a fully tiled boutique affair, and your second double features an inviting view of that thriving garden.

The open green spaces and landscaped gardens of Lloyd Park, still one of our borough's proudest landmarks, are just a five minute walk away. Perfect for morning jogs, evening strolls or exercising furry friends, here you'll also find cafes, courts and all manner of sports clubs and classes as well as a thriving Saturday farmers market. A great spot to have on your doorstep.

WHAT ELSE?

- Our comprehensive transport hub of Walthamstow Central is just fifteen minutes on foot or five by bike. From here it's just twenty minutes to Oxford Circus or Liverpool Street., via the Victoria line and overground respectively.
- Your property is presented chain free, so we can get you in with the minimum of hassle.
- The peaceful streets of Walthamstow Village are well worth the twenty minute walk, home as they are to a huge, diverse range of independent wining and dining establishments. From the cocktail cool of Eat17 to the cosy fires of The Nag's Head, you're sure to find a favourite.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Bemsted Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
