Lovingly restored throughout, this spacious four-bedroom terrace is full of Victorian charm and enviably located on an idyllic, tree-lined street within a 12 minute walk of Walthamstow Village.

The immaculate presentation will be the thing that wows you, but there are plenty of other perks, including the spacious garden with a sauna at the rear, ground floor WC and utility room, dine-in kitchen and bright reception, spectacular first floor bathroom, and fully converted loft with en-suite.

There’s a huge array of fantastic restaurants, bars and gastropubs in the immediate area, while Walthamstow Central station is 12 minutes away on foot for the convenient Victoria line or Overground.

IF YOU LIVED HERE…

Behind that striking period frontage, you’ll find a brilliantly-sized home ready for you to enjoy. It’s all so immaculate, settling in will be a breeze - you can sit back and enjoy all the work that’s already been put in.

Your impressive hallway immediately sets the tone, with its antique-style column radiator, exposed brickwork and original cornicing. The light enhancing internal window is just the first example of the impressive design work that’s been put in. Your dual aspect through-lounge is just as immaculate with lovely touches such as the space-saving vertical column radiator and gorgeous timber flooring. At the rear, the dine-in kitchen has elegant engineered parquet flooring, an island with butler basin, brass fittings, integrated appliances and a considered colour scheme. You’ll love the convenience of having a separate utility space, as well as the WC. Your garden is charming, yet low maintenance. There’s even a sauna at the rear, sure to impress guests.

On the first floor you have two spotless bedrooms and a show-stopper of a bathroom, with a free-standing tub as well as a walk-in shower. The contrast between the wooden panelling and marble-style tiling is beautiful, and you’ll appreciate the other vintage touches. In the loft, you’ll find two further bedrooms, including a master with a pristine en-suite and eaves storage.

Beyond your front door, you can enjoy exploring in all directions… Just a few metres away, Orford Road leads to the hub of Walthamstow Village, where you’ve got some great pubs, including The Queens Arms and Nags Head, as well as the award-winning grocery store Eat 17 (London’s ‘poshest Spar’ according to the Evening Standard).

Closer to home, you’ll find brand new artisan bakery Suba on Hoe St - perfect for your morning caffeine fix. Then up towards Walthamstow Central - still only a few minutes on foot, you have more excellent options, including ramen joint Tonkotsu, Signature Brew’s burger venture Collab and sourdough specialist Today Bread.

WHAT ELSE?
- Head to Walthamstow Central for the 17&Central shopping centre and Forest Cinema. Hoe Street also has some fantastic amenities, with the Soho Theatre set to open very soon.
- This area is served by some excellent bus routes, providing easy access to Leyton, Clapton and Hackney. Walthamstow Queens Road station is also a short walk for the route between Barking and Gospel Oak.
- Despite being in such a cosmopolitan hub, you’re surrounded by green space; Thomas Gamuel Park is five minutes stroll away, Lloyd Park, which houses the William Morris Gallery, is around 20 minutes north, while Hollow Ponds, at the cusp of Epping Forest, is around 20 minutes, and our 500 acre Walthamstow Wetlands is a nine minute cycle.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Belgrave Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
