2 Bedroom

2 Bath

A brilliantly spacious two bedroom Victorian terrace with a rear garden and a wealth of potential for further development. All ideally placed on an idyllic, tree-lined street within a twelve minute walk of Walthamstow Central and The Village.

A superlative spot to have just a short stroll away, Walthamstow Village is perfect for whiling away Sunday afternoons. Have a roast at The Castle or Queen's Arms, try a mocktail at Bargo or Eat 17, or take in the intriguing history of The Ancient House, St Mary's Churchyard or the Vestry House Museum.

You'll have more than 900 square feet of living space to appoint according to your interior design visions. And that's all before you explore your untouched loft, another rich source of space. Here you could potentially follow your neighbours' lead and add a whole new storey with a Dormer conversion (subject to the usual permissions). Your dual aspect through lounge totals 270 square feet and comes with a bay window and chimney breast that could host a fireplace once again.

Your kitchen's fundamentals are sound ñ dual aspect with a garden view and herringbone flooring you'll want to keep. Step through the door here for your garden. With the addition of some high fencing and screening bamboo, this is a lush lengthy solace. You could even landscape, depending on your vision. Back inside and head up the stairs now to find two double bedrooms on the first floor. Lastly, your WC and bathroom come handily separate, the latter with a shower over the timber-clad tub.

Outside and Walthamstow Central is just a twelve minute stroll north for direct twenty minute runs to Liverpool Street or Oxford Circus, as well as a whole host of handy routes from the bus station opposite. From here you can explore the mall and huge street market along the High Street, or head down Hoe Street for a cafes and restaurants, or perhaps catch a well-known stand-up comedian trying out new material at Ye Olde Rose & Crown. Soho Theatre Walthamstow's coming soon, too ñ reopening the stage the Beatles once played.

- For open green spaces, Thomas Gamuel Park is five minutes' stroll away and ideal for stretching your legs. For weekend adventuring, Epping Forest and Hollow Ponds are around twenty minutes' walk, and our 500 acre Walthamstow Wetlands is a nine minute cycle.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:

Belgrave Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
