A grandly appointed, four bedroom Victorian terrace. You have the handsome frontage, generous proportions and classic style of the period, all arranged across three storeys and over 1500 square feet. Highams Park station is mere moments away.

You also have the great green woodland of Epping Forest less than a third of a mile from your front door. Whether you're a jogger or a stroller it's the perfect place to lose yourself in nature.

IF YOU LIVED HERE...

You'll be stretching out in a pair of huge reception rooms - your 210 square foot front lounge sets the style early on, with one wall of striking statement wallpaper surrounding an ornate vintage timber mantel and hearth. Original ceiling roses sit overhead with hardwood underfoot. Next door reception two, also around 200 square foot, continues the aesthetic, looking out over the garden and flowing on into the kitchen. It all raises the tempting prospect of connecting the two for a vast, open plan, dual aspect ground floor.

To the rear your kitchen's decked out with smoky grey floor tiles, cream cabinetry and glazed splash-backs. A handy spare WC completes the ground floor. Step out to the garden (via your kitchen or the double French doors in the lounge) for a patio and lush length of lawn, stretching away to a second, raised patio, shed and mature greenery. Upstairs now, your stairwell's artfully appointed from top to bottom with vintage wallpaper and a sky blue paint-job, split by the original dado rail.

To the front, your huge principal bedroom basks in light from that lovely bay window, and comes complete with plentiful floor to ceiling fitted wardrobes. To the rear, bedroom two's another bright, sizeable double while your single sleeper to the front is ideal for a study or nursery, according to your needs. Your family bathroom completes the storey, with tub and dedicated rainfall shower. Finally, your loft suite features a 180 square foot sleeper, walk-in wardrobe and gleaming en suite shower room.

Outside, Highams Park overground station is just seven minutes on foot and will whisk you directly to Liverpool Street in twenty three, putting the City a mere half hour away door-to-door. Heading to the West End? Walthamstow Central is a journey of just two stops, so five minutes for a quick swap to the Victoria Line. Or you can hop off here entirely and enjoy the Empire Cinema, market and all the delights of nearby Walthamstow Village.

WHAT ELSE?

- You have several excellent schools nearby, with five 'Outstanding' primary/secondaries all less than a mile away. The 'Outstanding' Selwyn Primary is just a third of a mile on foot.
- Local landmark Highams Park, home to the famous Highams Park Lake, is well worth the short stroll. Here you'll find great rolling parklands with enviable views over London. Finish off with coffee and cake at Humphry's Cafe.
- You have plenty of scope to extend those impressive proportions further, perhaps developing the side return as some of your neighbours have done (subject to the usual permissions).

a word from the expert.....

"Around the corner from the office are The Stag and Lantern and Vinoramica, perfect spots for all your alcoholic needs. If you fancy a nice coffee pop in to Biba & Wren Coffee Shop. My favourite local walk to where I live is through Epping Forest from Highams Park to Chingford Plains, ending at The Butlers Retreat. If you fancy a bike ride The Lea Valley is expansive and offers plenty of different routes in and out of London. The area is the perfect halfway house, offering all the benefits of London but with the green space and community feel of a countryside village! I also love the variety of different architecture on offer throughout E4." JON VIDAL E4 BRANCH MANAGER

Our Local Guide:
Highams Park

Beech Hall Road, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
