A smartly appointed, naturally bright three bedroom family terrace, a short stroll from Highams Park station and the wild wide open greenery of Epping Forest. Artfully extended to the rear, you have a wealth of living space and large garden.

Your rear garden's a lovably landscaped mix of paving and lush lawn, ending in raised beds and a patio sat below a pergola, perfect for dining al fresco. There's also a handy shed.

IF YOU LIVED HERE...

You'll stroll up your handsome front yard and in through your striking storm porch. Your hallway features smartly restored original timber floorboards underfoot, flowing on into your through lounge on the left. In here you have over 280 square feet of sociable space, dual aspect, segmented by an archway and with clear sightlines from front to back. Natural light flows throughout, with glazed internal doors opening it all up to your skylit kitchen/diner.

Coming in at 200 square feet, the kitchen and dining areas are zoned by a handy breakfast bar, with laminate flooring giving way to cream tiling. A stainless steel chef's oven takes pride of place in the kitchen. Your ground floor's completed by a handy utility space and a sleek shower room. Upstairs your first two bedrooms are both sizeable doubles of 140 square feet apiece, while bedroom three's a generous single ideal for a child or home office. Finally, your family bathroom sits resplendent in marbled tilework from floor to ceiling. Lovely.

Outside and, as noted, Highams Park station is less than half a mile on foot. From here it's just twenty three minutes direct to Liverpool Street, putting the City around a half hour away door to door. Walthamstow Central is just two stops and five minutes down as well, for all the culinary delights of Walthamstow Village as well as a quick swap to the Victoria line and speedy runs to Oxford Circus and the West End.

WHAT ELSE?
- Parents will be pleased to find a good choice of local schools. There are twenty 'Outstanding' or 'Good' schools less than a mile away on foot, with the 'Outstanding' Selwyn Primary just an eight minute walk.
- With your loft space so far untouched, you have plenty of potential to follow your neighbours' lead and develop your new home still further (subject to the usual permissions).
- Epping Forest, affectionately known as London's lungs, starts just five minutes away. Ideal for morning jogs, evening strolls or anytime you need an escape from city life.

a word from the owners...

"All 3 of my children have grown up here - excellent playgroups, nurseries, primary and secondary schools. Excellent amenities such as 2 swimming pools, beaver and scouts groups as well as the local; Forest and Lake. Everything is within walking distance - dentist, doctors and Tesco as well as quite a few places to stop and unwind with friends. Love the area so much that we are just moving 10 mins away!"

Our Local Guide:
Highams Park

Beech Hall Road, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
