There’s also an abundance of green space nearby - Hackney Marshes and Jubilee Park are both a short stroll away.

Once you’ve experienced the joy of living in such modern surroundings, there’ll be no looking back…

Your open plan kitchen/living area comes in at 309 square feet, with engineered flooring sweeping the length. You’ll quickly appreciate that there’s plenty of space for balancing all aspects of life - entertaining will be particularly enjoyable thanks to the smart kitchen area.

The generous floor-to-ceiling windows ensure the living space is full of natural light, but when the sun is shining, you’ll want to head out to the sizeable balcony. Of course, you’ve also got the communal gardens, plus all that public green space nearby.

You’ll really enjoy having the ninth floor view - it creates an excellent sense of space and calm, not to mention the fact that living at height can be very energy efficient.

The bedrooms are just as immaculate with neutral decor and soft carpeting - one has an ensuite and custom storage. The main bathroom is just as sleek, too, and there’s more storage in the spacious hallway.

Beyond the development, as well as having the convenience of big chains such as Aldi nearby, the area has become a thriving hot spot for independents. Look out for eco-refill store-cum-coffee shop Cups & Jars, Italian deli with a Japanese influence Pinch la Deli and eclectic event space/bar/pizzeria Patchworks, where you’ll find the lively new brewery Blondies.

-After a huge rebuild, the Lee Valley Ice Centre has just reopened, offering a range of learn to skate courses, public skating sessions and lessons that suit all ages and abilities. There’s also a gym, café, exercise studios and community space. It’s just 14 mins on foot from your home.
-The Lee Valley Riding Centre is also the same distance away, and runs all sorts of courses for pony-loving amateurs and experts alike.
-The Princess of Wales pub is known across the capital thanks to its lovely canal-side terrace and outside dining area - and it’s only a 16 minute walk from your front door.

a word from the owner...

"Having moved into Beck Square two years ago as our first flat, we have had such a wonderful time living in the area and will be very sad to leave but have chosen to move further out of London, closure to friends and family. What you will find as the new owner of this bright and spacious flat with panoramic city views of London is easy access to a multitude of areas within walking distance. A short walk up to Walthamstow will take you through St James and up to Blackhorse Road with the famous Blackhorse Beer Mile available every weekend or the Walthamstow village for a great selection of restaurants, cafes and shops. In the other direction is Leyton with amazing restaurants including arguably the best Thai restaurant in London Singburi! Personally, we have spent a lot of time in Clapton and Hackney Wick both easily accessible through lovely walks. If you enjoy the outdoors then this flat is perfect for you being so close to both Hackney and Walthamstow marshes where you can enjoy many a lovely weekend walk up and down the canal as we have. Alternatively, there is the newly developed Leyton Jubilee Park which has a great playground and sports facilities. We have been spoilt with an Aldi a mere 5-minute walk away and a large Tesco at the top of the road (both of which have been great when we are not enjoying the local restaurants!). We can also get to the Lea bridge station in 4 minutes from our flat (which we have timed it!) providing easy access to all that London has to offer. We hope you will love it as much as we have!"

Our Local Guide:

Beck Square, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
