IF YOU LIVED HERE…

Once you’ve experienced the joy of living in such modern surroundings, there’ll be no looking back…

Your open plan kitchen/living area comes in at 234 square feet, with engineered flooring sweeping the length and a brilliantly considered colour palette. You’ll quickly appreciate that there’s plenty of space for balancing all aspects of life - entertaining will be particularly enjoyable thanks to the smart kitchen area, which has glossy units and integrated appliances.

The generous floor-to-ceiling doors ensure the living space is full of natural light, but when the sun is shining, you’ll want to head out to the balcony.

You’ll really enjoy having the eight floor view - it creates an excellent feeling of space and privacy, not to mention the fact that living at height can be very energy efficient.

The bedroom is just as immaculate with neutral decor, soft carpeting and in-built storage. The bathroom is as smart and contemporary as you’d expect, with sparkling fittings and an over-tub shower.

Beyond the development, you’ll find plenty of greenery, including Prospect Park, Bow Common and Rounton Park. Victoria Park and the Olympic Park are within easy reach too, as is Westfield Stratford. You’ve got some excellent hidden gems, such as Holy Smokes BBQ, which is tucked away in the old railway arches and serves up amazing ribs and brisket. In the other direction you’ll find similarly homely Polentina, which has a natural leaning wine list and a changing menu of dishes made with high quality produce.

a word from the owner...

"It will be bittersweet to leave Hoey Court, after seven happy years. Our time here has been filled with many incredible memories, fantastic neighbours and new friends made. Our flat has been a wonderful haven for our first home and, although we are biased, has some of the best views of East London and the surrounding area. Being on the balcony at New Years Eve watching fireworks displays from the nearby O2 Arena or Olympic Stadium will always be a special moment which we treasure. Living here we feel we have had the best of both worlds, being in a peaceful part of Bow with a welcoming and diverse community. The area boasts excellent local green spots from the rewilding haven of Tower Hamlets Cemetery Park to the Regents Canal and to Mile End Park where we regularly do the local Park Run. All are within easy walking distance and offer perfect patches of peace, beauty and a bit of local history too. Our favourite local haunts to visit offer a range of treats. From fresh veggies at Crisp Street Market, bread and pastries at Les Miches Bakery, brunch at Ahaba or the best Sunday roasts at the Angel of Bow pub. Beyond Bow the nearby hubs of Canary Wharf and Stratford have also been a bonus. Whether this is to shop, catch a film or a show at Stratford East Theatre, to cycle around the Olympic Park, or hop on the Elizabeth Line to rapidly get into Central London, the area has always felt generously well served by transport connecting you to London and beyond. It has been an incredible first home for us and we hope the new owners enjoy it as much as we have."
