An immaculate four bedroom family home with rear garden enjoying a seamless blende of vintage and contemporary style throughout. You're tucked away in a prime location here, on the borders of our hugely sought-after Walthamstow Village.

A quick stroll around these peaceful, part-pedestrianised streets and it's easy to see why this is the jewel in our borough's crown. Home to a huge range of independent restaurants, bars and gourmet pubs offering up delicious Sunday roasts, handmade pizzas, exquisite tapas, luscious burgers and vegan fare, there's something for every palate just a few moments from your front door.

You'll be dining and reclining in your dual aspect and sizeable 255 square foot reception. Stately steel blue walls sit in good company with the classic bay window, ceiling moulding and working wood burner in its exposed brick fireplace, while more contemporary touches include a tower radiator and flawlessly engineered timber floorboards.

Open the patio door to the rear here for your twenty two foot rear garden with raised beds, fragrant lavender, climbing plants, a bespoke bench and pergola. Head back inside, past the innovative storage in the dining area, for a kitchen dressed in a sleek suite of white cabinets, a letterbox tile backsplash and ebony worktops with a matching onyx induction hob.

Next is the bathroom - it's reached via a utility area and is home to a standalone tub with rainfall shower. Up the stairs now to the first storey for a large 150 square foot double and two immaculate singles, as well as a bathroom enjoying charming blue tiles and a double-length walk-in rainfall shower. Lastly, your skylit, dual aspect 220 square foot bedroom aloft in your second storey's bound to please.

Outside and not only is Walthamstow Village just around the corner but Lea Bridge Road's on your doorstep too. Portuguese eaterie Bom Pecado, aptly translates as 'Good Sin', is a four minute stroll away for chorizo bread and custard tarts. Plus the crystal waters of Hollow Pond and open green space of Leyton Flats are well worth the seven minute walk anytime you get the urge to immerse in nature.

- Wood Street station is eleven minutes on foot for twenty minute runs to Liverpool Street. Change at Walthamstow Central to be whisked directly to Kings Cross in fifteen minutes courtesy of the Victoria line.
- Parents will be pleased to know that you have no fewer than twenty primary/secondary schools in a one mile radius alone, all rated 'Good' or better by Ofsted. The 'Outstanding' St Mary's CofE primary is just five minutes' walk.
- You've a secure bike hanger just outside the property, handy for the C23 cycle route which starts from the Bickley Road part of Lea Bridge Road and goes on to join the Q2 at Millfields Park to speed you straight to the City.

a word from the owner....

"Mere minutes from both Walthamstow Village square and the sprawling trails of Epping Forest, 125 Barclay Road has been a dream to live in. Expertly extended by previous tenants, it's always been a family home - one that's been lavishly cared for. I had never stepped into a house before and immediately felt so welcome; I hope and trust whoever takes it on will care for it, immerse themselves in the incredibly warm (and fun!) Barclay Road community and enjoy living in this wonderful part of Walthamstow to the fullest."

Our Local Guide:

Barclay Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
