A distinctively detached, richly characterful three bedroom family home, enviably located in our peaceful, much sought-after Bushwood neighbourhood, just moments from the ancient woodlands that give the area its name. Inside, Design & Decor is a seamless blend of vintage and contemporary throughout.

You've a huge amount of developmental potential here, with scope to expand into the so far unconverted loft space offering the possibility to add an entire new storey (subject to the usual permissions). There's also plenty of room to expand into the large rear garden while keeping it an excellent sized space for families and gardeners alike

IF YOU LIVED HERE…

You'll be welcoming friends and family through your characterful canary yellow front door, under some ornate original mouldings and into your generous hallway, pristine in white and grey. Off to your right in the capacious, 260 square foot through lounge, a sleek blend of period features and contemporary design prevails.

Original timber floorboards, painted an on-trend grey, flow in underfoot from the hallway, while overhead you have ornate ceiling roses and an ebony wood burner nestles in one of two exposed brick hearths. Dual aspect, sleek and bright, it's a wonderful hosting space.

Next door is your generous kitchen/diner, beautifully bright with its own side-facing bay window that makes for a wonderful dining area.

To the rear your ground floor's completed by the family bathroom, continuing your signature theme in white and light grey. Upstairs, all three bedroom are generous doubles, with the master totalling a particularly impressive 180 square feet, with plush carpet underfoot and classic plantation shutters on the windows. Bedrooms two and three are each similarly styled with a pleasant garden view.

Outside, and Leytonstone tube station is less than a half mile on foot, from here you can get directly to Liverpool Street (fourteen minutes) or Tottenham Court Road (twenty three minutes) via the Central line, putting both the City and the West End within easy reach. Closer still are the many and varied amenities of Leytonstone High Road, and drivers can be on the North Circular in less than ten minutes. For your new local we have to recommend The Red Lion, a real Leytonstone legend serving up delicious food in bright, stylish, family-friendly surroundings. It's just a five minute stroll.

WHAT ELSE?

- The ancient woodlands of Bushwood are just five minutes' walk, your gateway to the vast greenery of Epping Forest and Wanstead Flats, endlessly explorable natural spaces that'll make you forget you're in London.
- Thanks to your detached status you have immediate side access to your luscious rear garden, an immaculately landscaped lawn, bookended by twin pristine patios perfect for barbecues and flanked with timber fencing for privacy.
- Parents will be pleased to know you have seventeen primary/secondary schools in a one mile radius, all rated 'Good' or better by Ofsted and including the 'Outstanding' Davies Lane Primary, just five minutes away on foot.

a word from the owner...

"This was a wonderful home for us and we loved living here. We've loved sitting around the fire in winter, growing our own fruit and veg in the garden in summer, and having wonderful bbqs with friends on the patio. If the new owners enjoy these things, they will be very happy in this house. Living in Bushwood is about more than the house that you live in. The neighbourhood and community are so welcoming, and it is unlike anywhere else we have lived in London. In our biased opinion, Leytonstone, and Bushwood in particular, is an underrated gem! The neighbours on the street are great, people smile and chat to each other, there is a WhatsApp group, and we've had street parties in the past. The Bushwood Area Residents Association (BARA) is wonderful for keeping up with local news - plus they put on great events too. The proximity to the wood and the flats is fantastic, and meeting groups of friends under the "Oak Tree" for picnics and birthday parties has been a real highlight. Equally, the proximity to the City is excellent - such an easy commute. There are plenty of great places to eat and drink too - Singburi for Thai, Homies on Donkeys for Mexican, Yard Sale and Pappis Munchies for Pizza, the Leytonstone Tavern for excellent burgers and roasts plus the North Star, Mammoth Tap Room, Fillybrook and Arch Deli for great drinks."

Our Local Guide:
Leytonstone

Barclay Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
