Bright and beautifully restored, this two-bedroom Warner conversion demonstrates just why these iconic properties are so popular today, with its considered layout, striking design and private section of the rear garden.

As for the location, the glorious grounds of Lloyd Park are mere metres away, while Walthamstow Central station is around a 14 minute walk, where you can nip directly to the West End or City via the Victoria line or Overground. Look out for some top class amenities on the way to the station - Hoe Street is a haven for foodies.

You'll be enjoying the classic Warner layout. The long central corridor has beautifully restored original timber floorboards underfoot, flowing into the front living room; a smart 130 square foot space with a working exposed brick hearth, custom carpentry and large bay window. The bathroom is a particularly spacious affair with a separate shower cubicle and tub, and the combination of the deep blue decor and glossy metro brick tiles is classic.

Both bedrooms are substantial doubles of around 110 square feet, each with more of those lovely original timber floors. Your kitchen does a great job of balancing contemporary convenience with traditional charm, with its timber worktops, metro tile splashbacks and butler basin.

Outside, you’ll find your own private section of the large rear garden, but for even more greenery, don’t forget that you’re just a short hop and a skip from Lloyd Park, bursting with perks including two cafes (one of which is currently operated by the ever-popular Deeney’s), the charming William Morris Gallery, a skatepark, playground, tennis courts and dog enclosure.

Beyond, the Hoe Street area is thriving with a creative energy that continuously draws visitors. Fancy a bite to eat? Choose between Time Out regulars Sodo, Yard Sale Pizza, Shri Lakshmi, as well as many more. If exercise is on the agenda as well as food, you’ll be pleased to hear that there are some excellent facilities, including yoga studio East of Eden and modern leisure centre the Feel Good Centre.

As for entertainment, the 950-seat Soho Theatre Walthamstow is set to open in 2025, while the wonderfully eclectic Trades Hall is a favoured spot for renowned comedians to perform warm-up sets.

-You’re spoilt for choice when it comes to local pubs; Ye Olde Rose and Crown and The Dog & Duck are much-loved by the community and can be reached within around ten minutes on foot.
- If you want a change of scene from the park, head to Fellowship Square which has a fantastic event calendar organised by the local authority, including a pop up cinema lounge.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court operated by CRATE, and mini golf, as well as convenient chains

a word from the owner...

"We have loved our 5 years in Badlis Road, and this flat has been a perfect first home for us as a couple. After modernising the kitchen and bathroom, and lots of work in the garden, we've made the place our own and been very happy here. Being right next to Lloyd Park is great for walks, the Saturday market, cafe and museum. Walthamstow Village and Blackhorse Lane give you lots of options for pubs, restaurants and craft breweries in 15-20mins walk, and it's only 10mins to the High Street and Walthamstow Central Station so very easy to get into Central London - being on the Victoria Line is a huge plus. Walthamstow Wetlands and Epping Forest are both nearby; if you like outdoor activities there's lots of good walking, running and cycling. We will be sad to leave Badlis Road, but we're sure you will be able to make a very happy home here."

Our Local Guide:

Badlis Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
