"We had always driven past and admired the Warner flats in this area and hoped that one day we'd own one, and when we viewed this flat we instantly fell in love. There is so much space for a 2 bed flat, which is lucky considering first we got a dog and then shortly afterwards we got unexpectedly pregnant with our first child! Our dog is spoilt for choice for a good run-around with both our private garden and Lloyd Park. We built a really nice decking space in the garden and we've had so many lovely evenings out there enjoying a BBQ with friends and family. Lloyd Park is on our doorstep and we have spent most Saturdays since moving in perusing the market, grabbing some lunch from one of the stalls and also buying our fresh fruit and vegetables (and sweet treats!). We're a very short walk from Walthamstow Mall which has an amazing new street food market, Blackhorse Road breweries and Walthamstow Village with all of its lovely bars and restaurants. We'll be sad to say goodbye to Badlis Road and the wonderful, friendly community that we've been a part of here. It's been the perfect place to start our family!"

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
