2 Bedroom

Bright and beautifully presented, this two-bedroom Warner property sums up exactly why these iconic properties are so popular today. As well as the considered layout, striking design and private section of the rear garden.

The glorious grounds of Lloyd Park are mere metres away, while Walthamstow Central station is around a 14 minute walk, where you can nip directly to the West End or City via the Victoria line or Overground. Look out for some top class amenities on the way to the station - Hoe Street is a haven for foodies.

IF YOU LIVED HERE…

You’ll get a sense of pride from knowing that your home was the brainchild of Walthamstow's first mayor, Sir Thomas Courtenay Warner - and you can start to make your very own history from the moment you move in.

Your front reception room has been beautifully preserved, with neutral decor and thoughtful features such as the column radiator, all bathed in light from generous sash windows. Both double bedrooms have a soft colour palette, and there’s plenty of space for storage due to the chimney breast alcove snugs. The kitchen strikes a balance between being characterful but also modern, with its metro brick tiles and deep blue walls. This theme is continued in the bathroom, where you’ll love the rustic quarry-style floor tiles.

Outside, you’ll find your own private section of the large rear garden, but for even more fresh air, don’t forget that you’re just a short hop and a skip from Lloyd Park, where you’ll find a skate park, playground, tennis courts, bowls club, dog park, cafes and the William Morris Gallery (which is, of course, the former home of the founder the Arts and Crafts Movement).

Beyond, the Hoe Street area is thriving with a creative energy that continuously draws visitors. Fancy a bite to eat? Choose between Time Out regulars Sodo, Yard Sale Pizza, Shri Lakshmi, as well as many more. If exercise is on the agenda as well as food, you’ll be pleased to hear that there are some excellent facilities, including yoga studio East of Eden and modern leisure centre the Feel Good Centre.

As for entertainment, the 950-seat Soho Theatre Walthamstow is set to open in 2025, while the wonderfully eclectic Trades Hall is a favoured spot for renowned comedians to perform warm-up sets.

WHAT ELSE?

-You’re spoilt for choice when it comes to local pubs; Ye Olde Rose and Crown and The Dog & Duck are much-loved by the community and can be reached within around ten minutes on foot.
- If you want a change of scene from the park, head to Fellowship Square which has a fantastic event calendar organised by the local authority, including a pop up cinema lounge.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court operated by CRATE, and mini golf, as well as convenient chains.

a word from the owner...

"We had always driven past and admired the Warner flats in this area and hoped that one day we'd own one, and when we viewed this flat we instantly fell in love. There is so much space for a 2 bed flat, which is lucky considering first we got a dog and then shortly afterwards we got unexpectedly pregnant with our first child! Our dog is spoilt for choice for a good run-around with both our private garden and Lloyd Park. We built a really nice decking space in the garden and we've had so many lovely evenings out there enjoying a BBQ with friends and family. Lloyd Park is on our doorstep and we have spent most Saturdays since moving in perusing the market, grabbing some lunch from one of the stalls and also buying our fresh fruit and vegetables (and sweet treats!). We're a very short walk from Walthamstow Mall which has an amazing new street food market, Blackhorse Road breweries and Walthamstow Village with all of its lovely bars and restaurants. We'll be sad to say goodbye to Badlis Road and the wonderful, friendly community that we've been a part of here. It's been the perfect place to start our family!"

Our Local Guide:
Walthamstow

Badlis Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
