Bright and full of character, this two-bedroom Warner conversion sums up exactly why these iconic properties are so popular today. Aside from the considered layout, striking design and share of the rear garden, there’s even the potential to extend here.

The glorious grounds of Lloyd Park are mere metres away, while Walthamstow Central station is around a 14 minute walk, where you can nip directly to the West End or City via the Victoria line or overground. Look out for some top class amenities on the way to the station - Hoe Street is a hub for foodies.

IF YOU LIVED HERE…

You’ll get a sense of pride from knowing that your home was the brainchild of Walthamstow's first mayor, Sir Thomas Courtenay Warner, but there’s no need to look to the past when there’s so much going on in Walthamstow’s present…

Minutes away, Hoe Street is thriving, and it’s hard to keep up with all the exciting new businesses emerging in the area. Fancy a bite for lunch? Choose between Yard Sale Pizza, Spicebox or Shri Lakshmi - all three have awards to their name.

Just wait until 2023 though, when the 950-seat Soho Theatre Walthamstow - previously the EMD and Granada cinemas, is set to open. Within less than a ten walk from your own home, you’ll be able to enjoy truly world class entertainment. The bar there should be fantastic too.

Back at home, your front reception room has been beautifully preserved, with neutral carpeting underfoot and a striking fireplace, all bathed in light from the generously-sized windows.

Both double bedrooms have a calm mood thanks serene decor, and there’s plenty of space for storage due to the chimney breast alcove snugs either side of the traditional fireplaces.

The kitchen strikes a balance between being characterful but also modern, with its colourful tiles and sleek cabinets. This theme is continued in the bathroom, where you’ll love the timber paneling.

Outside, you’ll find your own private section of the large rear garden, which feels nicely secluded thanks to the mature trees that surround it. For even more greenery, don’t forget that you’re just a short hop and a skip from Lloyd Park.

WHAT ELSE?
-You’re spoilt for choice when it comes to local pubs; Ye Olde Rose and Crown and The Dog & Duck are much-loved by the community and can be reached within around ten minutes on foot.
- If you want a change of scene from the park, head to Fellowship Square for its all-singing, all-dancing fountains, a delight for both kids and grown-up kids-at-heart.
- For essentials and more amenities, head to Walthamstow Central, where you’ll find Europe’s longest market on the High Street, the nine-screen Empire cinema and the chains found in the 17&Central shopping centre.

a word from the expert........

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Badlis Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
