This beautiful three bedroom first floor apartment in the desirable Lloyd Park area of Walthamstow is typical Warner Estate property, with a great layout, large rooms, and its own section of the rear garden.

IF YOU LIVED HERE

You’d love coming home to this spacious and serene home which combines period elegance with contemporary fixtures, fittings, and décor. With high ceilings, large windows, wood floors and doors alongside double-glazed windows, downlighters, and a modern kitchen and bathroom, this 773 sq ft apartment has a spacious and relaxed ambience.

Entering through your own street door, you come up into a long central hallway with a full height built-in storage cupboard and doors to all rooms. The main bedroom is to the quiet rear of the property, whilst the living room and kitchen/diner are at the front.

The living room and kitchen/diner are connected by a wide open entrance, giving all the benefits of a large open-plan space alongside the flexibility of having two discrete rooms. In total these rooms are almost 20 ft long, providing ample space for a lounge area and a dining area in the kitchen. The living room features a cast-iron fireplace, whilst the kitchen has handleless fitted floor and wall cupboards with complementary metro tiling. The whole space is unified by the same subtle décor and lovely stripped pine floor, and is flooded with morning and afternoon light from a large east-facing window in the living room area, and a west-facing window above the kitchen sink.

The main front bedroom has two large windows with garden views and is conveniently next to the bathroom. The second and third bedrooms are both small doubles, perfect for children, guests, or as workspaces.

The bathroom is a good size, with a built-in utility cupboard that currently houses a washing machine and dryer. It has a contemporary suite comprising a bath with an overhead mixer shower and glass screen, a freestanding washbasin, and a WC. The décor is crisp and fresh, with blue walls and white tiling, and the room has good natural ventilation and light from an opening window.

The apartment has its own section of the sunny west-facing rear garden, which has a paved terrace, lawn, raised bed, and garden shed.

Overall, the apartment is in excellent condition and has been thoughtfully and tastefully decorated. With lots of space and a logical layout, this is lateral living at its best.

a word from the owner...

"This has been our home since 2011, we have loved it and maintained it well. We have always had lovely neighbours. I have lived in Walthamstow since 2002 and have always found there to be a great community spirit. Living so close to the park when my children were smaller was fabulous."

Our Local Guide:
Walthamstow

Badlis Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
