Bright and full of character, this two-bedroom Warner conversion has been lovingly restored in a way that celebrates the original design without compromising on convenience.

Not only does this first floor apartment have a private section of the rear garden, but the glorious grounds of Lloyd Park are mere metres away. Need to escape further afield? Walthamstow Central station is around a 14 minute walk, and will get you directly to the West End or City via the Victoria line or overground.

The previously held jumble trails, street parties and play events are a testament to what a friendly bunch of neighbours you have, so rest assured that you’ll be joining a brilliant local community. Just beyond, you’ll find yourself surrounded by truly excellent amenities…

The Hoe Street area is thriving with a creative energy that continuously draws visitors. Fancy a bite to eat? Choose between Time Out regulars Sodo, Yard Sale Pizza, Spicebox, Shri Lakshmi, as well as many more. If exercise is on the agenda as well as food, you’ll be pleased to hear that there are some excellent facilities, including yoga studio East of Eden, modern leisure centre the Feel Good Centre, and of course everything on offer in Lloyd Park - tennis courts, a skatepark, a bowling green and plenty of space for jogging. As for entertainment, the 950-seat Soho Theatre Walthamstow is set to open in 2023, while the wonderfully eclectic Trades Hall is a favoured spot for renowned comedians to perform warm-up sets.

Back home, enjoy spreading out over 774 square foot of space, with the smart layout meaning you’ll find your bright reception room and kitchen-diner at the front, with the bedrooms and bathroom at the back.

Your front reception room has been beautifully preserved, with a striking original fireplace, gorgeous real wood floors and three generous windows, which ensure the space is bursting with light. Extra touches you’ll appreciate from day one include the column radiator and custom shutters, and you’ll love that you have the space to include a dining table.

The kitchen balances traditional style with modern touches, with its tiled flooring, fittings, integrated appliances and sleek cabinets. This theme is continued in the bathroom, where you’ll find spotless fixtures, including the over-tub shower.

Both bedrooms are solid doubles, with more of that immaculate and thoughtful decor, so one can be used as a second reception or home office if preferred.

Your private share of rear garden is west-facing, so perfect for warm days, especially since there’s a sectioned private patio and plenty of space for a BBQ.

-You’re spoilt for choice when it comes to local pubs; Ye Olde Rose and Crown and The Dog & Duck are much-loved by the community and can be reached within around ten minutes on foot.
- If you want a change of scene from the park, head to Fellowship Square for its all-singing, all-dancing fountains, a delight for both kids and grown-up kids-at-heart.
- For essentials and more amenities, head to Walthamstow Central, where you’ll find Europe’s longest market on the High Street, the nine-screen Empire cinema and the chains found in the 17&Central shopping centre.

a word from the owners........

"We’ve lived in Badlis Road for over 7 years and have really enjoyed renovating the flat. Having always lived in the city we love the fact that Walthamstow has so much going on. There’s loads of independent shops and restaurants to keep you busy, and a brewery for every day of the week. Although we have our own garden, living on the edge of Lloyd Park is a real bonus. It’s a tasty stop-off for lunch at the weekly food market, has a great children's play area, tennis courts and skate park - and you don’t have far to carry your Christmas tree home in Winter. If you enjoy walking or cycling then Epping Forest is a handy escape, or you can follow the canals from the Wetlands all the way to Hackney Wick. We’re sad to be leaving before the Soho Theatre opens its doors early next year. But we’ll be back."

Our Local Guide:

Badlis Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
