A beautifully appointed three bedroom family terrace, finished to a five star standard throughout and complete with private rear garden and off street parking. You're well connected too. Highams Park station is just five minutes on foot.

One of North East London's best kept secrets, Highams Park is home to a great choice of natural green spaces and a growing range of wining and dining establishments.

IF YOU LIVED HERE…

You'll have over 1000 square feet of living space to stretch out in, with the star of the show being your flexible kitchen and lounge combo. Your kitchen's to the front, skylit and decked out in soft curvaceous grey cabinets top and bottom, with sleekly integrated appliances and smooth white worktops. Slide back the bi folding doors to connect your gloriously bright and spacious lounge. Smoky grey hardwood flows underfoot throughout, and patio doors frame garden views.

Step out here for your zero maintenance suntrap of a rear garden, with patio wrapping around a central expanse of Trulawn, home to beds, raised planters and with nothing but empty sky on the horizon to the rear. Lovely and secluded. Back inside, your ground floor's completed by a handy spare WC, while upstairs all three bedrooms are solid doubles, ranging from ninety to 110 square feet, all softly carpeted. Finally your family bathroom finishes things off in style, with freestanding tub and separate shower.

Outside and, as noted, Highams Park overground is just five minutes walk away, with direct twenty three minute runs to Liverpool Street adding up to a half hour door to door commute to the City. But you've the best of both worlds here, with the open rolling greenery of Highams Park itself also within easy reach. Just a twenty minute stroll away for fantastic views of the London skyline. There's also the famous Highams Park Lake and the cafe named after its creator, Humphry Repton.

WHAT ELSE?

- Heading the West End? Walthamstow Central is just two stops and five minutes down for a quick swap to the Victoria line.
- Parents will be pleased to find thirteen 'Outstanding' or 'Good' primary/secondary schools all less than a mile away on foot.
- Vino Tap and The Stag & Lantern Micropub are well worth a visit for fans of fine wines and craft beers respectively. They're sat across from each other, just past the station.

a word from the owner...

"Highams Park has to be one of London's best kept secrets. We moved here having never heard of it and it has stolen our hearts! We've loved transforming the house into our home, with the fold back doors to the kitchen providing the versatility for us to enjoy the downstairs as one large open plan space or to close off the kitchen diner. It's wonderful to be cooking in the kitchen while watching our children play and it's a fantastic sociable space for entertaining. The spacious upstairs has allowed us to comfortably accommodate our growing family, working from home and hosting guests. Whilst the handy side-access to the back garden makes for great DIY and bike storage. Avril Way is quiet, friendly and conveniently located just a five minute walk to to Highams Park station and a few minutes from Larkswood, a fabulous wooded area. In Highams park we have the rural feel of the lake and Epping Forest on our doorstep, yet we are in zone 4, just 25 minutes from Liverpool Street or the West End...it's truly the best of both worlds! Highams Park also boasts lots of independent businesses as well as a couple of lovely pubs, although we would often joke our west-facing suntrap is the best beer garden in the area... especially since the sun stays on the garden until long after the kids are in bed and we are often treated to some incredible sunsets. We've adored living here and it'll be incredibly hard to say goodbye, but we hope this home will provide just as much joy to its new owners."

Our Local Guide:
Highams Park

Avril Way, Highams Park — Stow Brothers

Not everyone in the capital has heard of Highams Park, and that’s only a good thing. Although it’s well connected to Central London on the Overground to Liverpool Street, it’s tucked out of sight enough to ensure that the picturesque woodland and coffee shops have a slightly exclusive feel. That’s not to say that the locals are a cliquey bunch though – far from it, they’ve been welcoming savvy families and individuals after a little more bang for their buck for years.

All the extra space offered up from Epping Forest and Highams Park itself might be the main draw, but newcomers stay for the perks; the silver-lining of the secret slowly getting out is a vibrant and buzzing community which has created a lively food and drink scene.
