Unfolding across three floors, this stunning five-bedroom semi-detached Edwardian home sits in the heart of Upper Walthamstow, just a short stroll from the greenery of Epping Forest and the vibrant Wood Street area, with its excellent transport links.

Thanks to a thoughtful and imaginative renovation, the interiors are bright and contemporary, offering all the comfort and practicality of modern living while retaining the character and charm of its original period features. Standout highlights include a generous south-facing garden, a utility room, pantry, study, three beautifully finished bathrooms and a sleek, high-quality finish throughout.

IF YOU LIVED HERE…

You’ll really appreciate the love and care that’s gone into updating this 2100 square foot home. From the clever layout to the thoughtful décor throughout, it’s clear that every inch has been carefully considered — making it wonderfully easy to settle in and feel at home.

In the reception room, light pours through the bay windows, highlighting the pristine parquet flooring. The tasteful neutral palette allows for effortless personalisation, while period details like the fireplace mantel and ornate coving provide timeless character. You’ll find the same elegant style in the rear study, which also makes an ideal playroom or snug.

To the back, the kitchen-diner is a spectacular feat of architectural flair. The cabinetry is sleek and stylish, while subtly nodding to tradition in keeping with the rest of the home. Between the kitchen and reception, the separate pantry, utility area and ground floor bathroom offer brilliant practicality. Traditional rear doors frame a leafy view out to your mature south-facing garden — a true retreat, whether you’ve got green fingers or simply enjoy the outdoors.

Upstairs on the first floor are four immaculate bedrooms, each beautifully styled with individual charm, along with a luxurious family bathroom. At the top of the house, the loft has been transformed into a serene principal suite, complete with ample storage and a contemporary en-suite.

Outside, you have a fantastic neighbourhood to explore… Head a few minutes on foot towards St Peters-in-the-Forest to enjoy the tranquility of Epping Forest, or head in the other direction towards Hollow Ponds for more sprawling nature and even a boating lake.

Fancy more of an urban buzz? You’re in luck because the nearby Wood Street is having a real moment. Not only does it look great thanks to the good work of local mural studio Wood Street Walls, but several exciting new stores and eateries have popped up amongst the old favourites, like the brilliantly unique Wood Street Indoor Market and local institution garden centre Lancasters. Not sure where to start? Try excellent bar The Wood Street Bear, tasty brunch spot Dudley’s and award-win bakery Chocolatine, but there’s much more.

You’re only seven minutes from Wood Street station, where you can nip to Liverpool Street in 20 minutes on the Weaver Overground, or change one stop down the line at Walthamstow Central and head into the West End on the ultra-efficient Victoria line.

WHAT ELSE?

- Walthamstow Village is only a 16 minute stroll away, where you’ve got everything from tapas food and authentic sushi to fish and chips and gastro grubs.
- For your new local we recommend The Lord Raglan, a recently restored pub that has a friendly atmosphere and great drinks selection.
- You’re also only a 15 minute stroll from the Ravenswood Industrial Estate, which is home to the ever-popular God’s Own Junkyard, as well as Pillars Brewery, Malt Haus and Mother’s Ruin.

a word from the owner.....

"We have loved living in this house for 20 years. Wood Street is a vibrant neighborhood and everything you need is on the doorstep including Epping Forest, the best gym in the world (PMG), Chocolatine bakery, a post office, chemist, a Coop, dry cleaners, whole food shop, Pure Rebel coffee shop, Wood Street bakery, several hairdressers and barbers, a dentist, an optician. Walthamstow village is a 10 minute walk away. We are a 3 minute walk to Wood Street overground station, a 15 minute walk to Walthamstow central or in the other direction Snaresbrook station. We are very close to the Waterworks roundabout so you can be away to the A12 , A406 and M11 in a few minutes. The house has been a great space to raise our three kids and now it's time for another family to enjoy living here."

Our Local Guide:
Walthamstow

Avon Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
