A splendid and spacious five bedroom Victorian terrace, recently refurbished to the highest standards and expertly extended over three storeys packed with designer details, vintage features and compelling character. It's all sat on the Lloyd Park borders.

The property was fully gutted and completely refitted in 2018 by the team at Eastbank Studios. Improvements include a brand new central heating system and boiler, three column radiators and new electric circuits with BG Antique Brass switches and sockets.

Highlights are too numerous to count, but we'll do our best. Step past your picturesque frontage and you have your 250 square foot through lounge on the right, artfully appointed with classic, bespoke timber shutters on the box bay window, pine wood flooring (lovingly restored in late 2021) underfoot and high end Farrow & Ball paint (as throughout) with a soft turquoise colour scheme to the front and pale smoky grey to the rear. Each of the subtly segmented spaces features an arresting original hearth and mantel, maintaining the vintage aesthetic.

A handy cloakroom WC, finished in Laura Ashley tilework, sits off the lounge before you step into your kitchen. A charming affair, in here you have complementary suites of royal blue and smoke grey cabinets top and bottom, complete with marbled counters and splashbacks, brass fittings and a Belfast sink. The fifty square foot sun room leads out to the garden where you'll find a forty foot length of lawn, ending in raised beds. Back inside, and upstairs for the sleeping arrangements.

Sat to the front, your principal bedroom features an original Victorian fireplace and comes in at over 150 square feet, with a striking statement chimney breast flanked by matching floor to ceiling wardrobes with shaker style doors. Bespoke timber shutters sit on the double-glazed PVC sash windows (as fitted throughout the ground and first floors, and still carrying a ten year warranty from 2017). Bedrooms two and three are both solid doubles, impeccably appointed as you'll by now expect, while your family bathroom is composed of high-spec Burlington & Kudos fixtures, including a dual-fuel thermostatic radiator.

Up into the unusually spacious loft conversion, a gorgeous and rare double dormer affair completed by Bespoke Lofts in 2019 (all covered by a ten year guarantee). Consisting of two stylish double bedrooms and sleek shower room, the storey is comprehensively soundproofed with acoustic plasterboard, rockwool and specialist Hush acoustic floorboards and mats. The rear bedroom even features a triangle window to match the roofline. Finally, the shower room is arranged en suite to the front sleeper, and perfectly pristine in skylit eggshell tilework.

a word from the owner...

"We've loved our time on quiet, tree-lined Aveling Park Road. We're surrounded by helpful and friendly neighbours, from couples and young families like ours to people who've lived their whole lives here, East Enders and members of the Windrush generation. An 'outstanding' primary school is also moments from our house. It's been wonderful to walk our toddler to historic Lloyd Park a minute from our door and enjoy its play and sports grounds and wide open spaces. Walthamstow's high street is always buzzing -- you can buy most anything from the street market and shopping mall. For the historically-minded, you're ideally situated. The house is a few minutes' walk from William Morris gallery, in the childhood home of the social justice and design icon, and the Norman St Mary's Church. The nearby village area is full of quirky restaurants and pubs like the Nag's Head, with live music, and cuisines from all over the world. And, of course, Soho Theatre will soon open, attracting big acts in theatre and comedy. We loved walking our dogs to Epping Forest to the east and the wetlands and marshes to west, both refreshingly biodiverse. There are dozens of clubs and activities for kids of all ages to do, even if it's just jumping in the impressive fountains in front of the art deco Town Hall. We've found Walthamstow to be a creative, green and dynamic place to be and we will miss it dearly."

Our Local Guide:

Aveling Park Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
