A handsome brick fronted three bedroom Edwardian end of terrace, modernised throughout but still brimming with original charm. Your artfully thriving rear garden is home to a handy studio, and Seven Kings Elizabeth line station is just five minutes' walk.

Coming in at more than 100 square feet, your garden studio is tucked away at the end of your lush outdoor solace. Ideal for use as a home office, guest accommodation or art studio.

IF YOU LIVED HERE…

You'll be stretching out in over 1200 square feet of lovingly developed living space, with the original architecture's vintage charm very much in evidence wherever you look. Your wide, welcoming entrance hall is immediately impressive, and gorgeous glossy herringbone hardwood runs underfoot in the 210 square foot lounge, brilliantly bright thanks to the box bay window.

Next door your dedicated dining room is home to a lovely exposed brick chimney breast, while a twin set of French doors offer tremendous views of your garden, a lovingly landscaped paradise bursting with colour, thriving pots and curvaceous beds. And of course ending in that handy studio. Back inside, your kitchen/diner also features garden views, together with large format floor tiling, a chef's island, bespoke floor-to-ceiling forest green cabinets and sparkling quartz worktops.

Upstairs now, and your designer dream of a bathroom will take your breath away. The walk-in rainfall shower is tiled in glossy emerald letterboxes from top to bottom and finished with rose gold fittings including a covetable heated towel rail. There's also a luxurious freestanding slipper tub, vanity sink and handily separated WC. Across the hall, your principal bedroom's a plushly carpeted double, finished in a soft pastel palette. A second double and a generous single bedroom complete the sleeping arrangements.

WHAT ELSE?

- The open greenery of South Park is less than ten minutes' walk away. A Green Flag award winner dating back to the 1800s, with lake, courts and play areas, this is a great spot for morning jogs, evening strolls, or exercising furry friends.
- Parents will be pleased to discover twenty one primary/secondary schools rated 'Good' or better by Ofsted, all located less than a mile away on foot. Three are deemed 'Outstanding'.
- As noted, the fully accessible Seven Kings station is five minutes away on foot. The brand new, quiet and air conditioned Elizabeth Line trains make the twenty two minute trip to the City an absolute breeze.

a word from the owners...

"We feel lucky to have been able to call this house our home for the past 5 years. We are only the fifth owners since it was built in 1904 and you can instantly tell that this house has always been lovingly cared for. During our time here we have modernised the property, installing a new kitchen, bathroom, greenhouse and office, seeking to retain its Edwardian charm whilst bringing the property into the 21st century. We especially love the very private garden, as a place to play, relax, entertain but also to slow down and absorb the beauty of the changing seasons. Having the office built at the end of the garden under the trees makes for a lovely space to WFH from. Locally, we have enjoyed walking our dog around South Park with its wonderful lake & woodland, Goodmayes Park with its foraging zone & Emerald cafe, and the wide open space of Orchard Fields. The parks boast multiple playgrounds, and the local schools are highly rated. Further afield but a short drive, natural spaces are accessible at Hainault Forest, Havering Country Park, Wanstead Park & Flats, where we have made many happy memories over the years. The property is a short 5 minute walk from Seven Kings station, where the new Elizabeth Line trains rapidly whisk you into Central London. This now gives easy and quick access to the City or Canary Wharf for work and Stratford or the West End for entertainment. We have used the Elizabeth Line several times to head to Heathrow, providing quick and delay-free transport to the airport. Our street has many friendly neighbours, who always say hi or stop by with treats, and we count many of them as our good friends."
