"We moved into 27 Aubrey Road in 2020, and have loved our four years here. The street is ideally located - we feel like we're close to everything Walthamstow has to offer: Walthamstow Central, the village and Lloyd Park are all only ten minutes' walk away, while Wood Street and Blackhorse Road are both only a little bit further. Aubrey Road itself is quiet - sitting out in the garden is incredibly relaxing. We love the house as well, it has all the features you could want, including a large kitchen/diner perfect for entertaining, a utility room, plenty of storage including understairs cupboards and the boarded loft, and a shed which is perfect as a home office. The house gets a lovely breeze in the summer and is cosy and bright in the winter thanks to the skylights and underfloor heating. This house is a real gem and we hope the future owners will be as happy here as we have been."

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
