A classically appointed two double bedroom Victorian terrace home with an idyllic, south-facing garden, sat in sought-after Leytonstone. This is an incredible abode with Francis Road and great transport links both within easy reach.

Whether you want to hit your step count or just wander with your thoughts, Wanstead's endlessly explorable great green expanse is just a fourteen minute stroll away. It's easy to forget you're in London here.

IF YOU LIVED HERE

You'll be welcoming friends and family into your 135 square foot lounge with a bay window, stout timber floorboards and a vintage fireplace (with original hearth) in the chimney breast. Next door and your dining room's similarly-sized and comes with another charming period fireplace, heaps of storage and a glorious garden view. Continue through for the kitchen, it's just as impressive in its elegant white suite of cabinets home to integrated appliances, wooden worktops and wealth of natural light.

Step through the kitchen door here for your incredible garden. It's a south-facing mix of patio leading to lawn flanked by lovingly-tended beds and ending in an al fresco seating area; perfect for soaking up rays with a cup of coffee or entertaining outside in the warmer months. Back inside and the ground floor's completed by a smartly decked out bathroom with rainfall shower over the tub, walnut effect cabinetry and a heated towel rail. Upstairs both bedrooms are equally impeccable, both generous doubles of over 135 square feet.

Outside and you're just three minutes away from our up-and-coming Grove Green Road hub where Solvay Society and newcomer Arch Deli are nestled in the arches. You'll also find firm favourite Heathcote & Star, as well as Filly Brook and its superb kitchen residency run by Sophie Tang of Sho Foo Doh, jostling for attention. And you're fortuitous enough to have Francis Road - a genuinely treasured destination - seven minutes' walk away. It's bursting with artisanal shops, cafes and bars. Be sure to wrap your taste buds around the out-of-this-world sweet treats at Morny Bakehouse.

a word from the owners......

"We have thoroughly enjoyed living in this house for the past 6 years and have seen the community and area really flourish in that time. Lots of small businesses, bars and cafés are being attracted to the area and particularly into the small commercial area around the Heathcote and Star (which is an excellent local!). Just moments away from the Central Line station means central London is within very easy reach for both commuting and leisure. Leytonstone itself retains it's own old town character separate from London and it sits right on the edge of huge areas of greenery. We love the area and will certainly not be moving far!"

Our Local Guide:
Leytonstone

Ashville Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.

Transport links

Just two stops from Stratford, Leytonstoners can nip to the Kent coast with surprising ease, but Central London or the City on the tube might be more useful - the former takes about 25 mins and the latter 15 mins. Easy.

Great Pubs

Too many pubs to choose from… What a problem to have. With The Red Lion, Heathcote and Star, The Hitchcock Hotel, The North Star, Leytonstone Tavern, locals are spoilt for choice. Better bring your pub crawl A-game if you visit.

Plenty of period property

Despite all the urban bustle, Leytonstone has an abundance of wide, tree-lined streets brimming Victorian and Edwardian property, ranging from the grand homes in Upper Leytonstone, a stone’s throw from Hollow Ponds, to the many terraces of South Leytonstone, and the popular community of Bushwood with its active residents’ association.
