A charming three bedroom ex-Warner family home, nestled just north of Lloyd Park's open greenery. An ideal family find, you have a glorious open plan ground floor, vintage touches throughout and a generous landscaped garden to the rear.

Walthamstow Central station is around twenty minutes on foot or less than ten by bike. From here you have direct Victoria line and overground connections to Oxford Circus and Liverpool Street respectively.

IF YOU LIVED HERE...

Step through your striking black front door, set into the classic brick Warner frontage and your hallway lead to your expansive open plan ground floor, via a set of double doors. Walls are pristine and white to make the most of the dual aspect, while elegant engineered grey hardwood flows in underfoot from the hallway and a striking black and white hearth and mantel takes centre stage.

Your kitchen's decked out in a smart seamless suite of white cabinets, dark, quartz effect counters and jet black fixtures and fittings, with vintage patterned tilework underfoot. Out in your garden a timber deck descends to a length of lawn flanked by timber fencing and shaded by mature greenery. Upstairs all three double bedrooms are finished to the same impeccable standard, while your bathroom is tiled from floor to ceiling with a rainfall shower over the tub.

Outside where, as noted, it's just a few minutes on foot to our borough's beloved green gem of Lloyd Park. Here you'll find open green spaces, landscaped gardens, brooks, cafes and courts. There's also an outdoor gym and a wide range of sports clubs and classes calling the park home. All in all a splendid spot to have on your doorstep. There's even a thriving Saturday farmers' market.

WHAT ELSE?

- Cross the park for Waltham Forest Feel Good Centre, home to huge choice of sports facilities from an Olympic pool to state of the art gym, climbing walls, spa and more.
- Your new local could be The Bell, the pride of Walthamstow's gastropub fleet sitting on Bell Corner just fifteen minutes away on foot. Family friendly, with delicious food and a great beer garden.
- You have a total of twenty five schools all within a mile radius, a good mix of primary, secondary, maintained and independent choices.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years."   KIM HEYWOOD E17 BRANCH MANAGER

Our Local Guide:
Walthamstow

Ardleigh Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
