A bright and beautiful three bedroom period mid terrace sitting on a leafy street mere moments from our gem of Lloyd Park. With an open plan ground floor, charming rear garden and development potential in the loft, this is a fine find.

You're in pole position for everything Walthamstow has to offer here. While being a five minute stroll from lovely Lloyd Park - perfect for picnicking, jogging or just a stroll - you're also close enough to the North Circular to make getting out of town in the car quick and easy. A fifteen minute walk will take you to bustling Bell Corner with a wealth of spots to eat, drink and shop.

IF YOU LIVED HERE...

You'll be delighted by your dual aspect, well proportioned open plan ground floor. This vast living space comes in at 400 square feet, with a bay window to the fore, sleekly engineered honey-toned hardwood underfoot and a contemporary fireplace drawing the eye. Your dining area overlooks the garden for a charming verdant vista that's ideal for hosting. Open the patio doors here for a stretch of patio leading down to a lawn flanked by beds bursting with roses and ending in a raised deck and shed. You've a lovely unobscured skyline too.

Back inside and the ground floor's completed by the glossy cream suite of cabinets, integrated appliances and recessed spotlights of the kitchen. Pad up the carpeted stairs now and you'll find two generous double bedrooms, one with a bay window, another with a vintage fireplace and garden view. Bedroom three is a versatile single suitable for all manner of uses. Last up is your showstopper of a bathroom with its immaculate white suite, shower over the tub and shining chrome fittings perfectly complementing the sleek grey tiles.

Outside and head through Lloyd Park to Bell Corner to sample some of the finest vegan fare around, before heading up Hoe Street. There's plenty to sup and savour on this thoroughfare, and you'll also find the Empire cinema and Mall on your right just before Walthamstow Central station.
Drizzly day and you don't feel like walking? There's a choice of two bus routes moments away on Billet Road, for a speedy shuttle to Blackhorse Road station (Victoria line), St James station (the Overground), Leyton station (Central line) and Stratford for yet more transport connections, Westfield and the Olympic Park.

WHAT ELSE

- Current or prospective parents will be delighted to know there are twenty one 'Good' or 'Outstanding' primary and secondary schools within a mile on foot.
- There's a secure bike hanger right outside, perfect for making the most of the borough's trailblazing Mini Holland scheme. You can even join the Q2 Cycleway from Selbourne Road for designated routes all the way to the City.
- Your new local is the Dog & Duck, a brick walled tavern given a lively modern update with sourdough pizza and beer garden beach huts. Just a ten minute walk away.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Ardleigh Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
