2 Bedroom

A sleekly appointed, elegantly extended two bedroom Victorian family terrace with private garden. You're enviably situated just moments from Stratford Park. Stratford station, Westfield and the Queen Elizabeth Olympic Park are all also within easy reach.

You already have a lovely skylit kitchen extension, but there's also still scope for you to follow your neighbours' lead and explore the loft. Potentially adding your own whole new storey (subject to the usual permissions).

IF YOU LIVED HERE…

Step inside and you're immediately greeted by your 265 square foot through lounge, a splendid welcome with light blonde hardwood running underfoot and a pristine white paintjob throughout. Classic bistro shutters sit on the large bay window, while to the rear it's laid semi open to your skylit kitchen/diner. Head through here and your bathroom's on the left, tiled from top to toe in large format smoky grey, with a shower over the teardrop shaped tub.

Your kitchen/diner is another fine sociable space, skylit, with an impressive flank of sleek cream cabinetry and matching chunky worktops. Patio doors open out on to a secluded courtyard. Upstairs, both bedrooms are substantial doubles, with plush grey carpets. Your principal bedroom to the front is a bright 125 square footer, while to the rear you have plentiful floor to ceiling storage.

Outside and, as noted, Stratford Park is just two minutes on foot, for open green spaces, tennis courts and playgrounds right on your doorstep. If you really want to stretch your legs, then the great green expanse of the Queen Elizabeth Olympic Park is around twenty minutes on foot and needs no introduction, home to a world famous range of landmarks and sports facilities. Finally, Stratford station is just a half mile on foot for a huge range of underground and overground connections.

WHAT ELSE?

- East Village, the former Olympic Athlete's Village now reimagined as 'London's Coolest Postcode', and home to a great range of wining and dining spots, plus regular pop-ups, is well worth the twenty five minute stroll.
- The shopping colossus of Westfield is also within easy reach. You can be strolling the broad promenades less than twenty minutes after stepping out your front door.
- Current or prospective parents will be pleased to find no fewer than twelve 'Outstanding' rated primary/secondary schools, all less than a mile on foot.
- You are just a short walk to West Ham Park, a City of London Park.

a word from the owner...

"This house has been such a happy home for us for the past three years, as we look to expand our family it is only more space we require. We love the warmth of the house in winter and the sky light and large windows letting in the sunshine in the summer. The garden is a great place to relax in the summer. The location is perfect to travel virtually anywhere in London, with a short walk to Stratford station. There are many shops and other amenities on your door step. We particularly love West Ham park. As it is a city of London park it is beautifully maintained. There is a great community of dog walkers, a park run on a Sunday morning and amazing tennis courts. There’s a newly refurbished children’s play area and a beautiful flower garden. The local community in Stratford Village meet regularly and fundraiser to plant gardens in the green areas around the streets. There’s a real sense of community and our neighbours are friendly and kind. We will miss our beautiful home, but we know the next person will be truly happy there."

Our Local Guide:
Stratford

Aldworth Road, Stratford — Stow Brothers

Given it’s been almost a decade since the Olympic torch touched down in Stratford, it’s probably time to let this part of East London shine on its own. It truly is a destination in its own right, with a multitude of restaurants, bars and pubs cropping up in the area, and that’s before we’ve even mentioned one of the largest shopping centres in Europe. Yep, Westfield might draw most visitors to the area, but Stratford’s Market Village is a hidden gem and where you’ll get a true flavour of the community.

Of course, we do have to acknowledge the legacy of the London 2012 Games and the regeneration it brought to the area, including the soon to be opened East Bank. With the former Olympic venues open to the public, residents have an incredibly advanced sport and fitness facilities, while the ArcelorMittal Orbit, the world’s longest helter skelter, is quite literally Stratford’s standout feature.

Transport links

Stratford’s quite the hub. With the launch of the Crossrail, it is now on the Elizabeth line, while high-speed trains already travel between Stratford International and Ashford. The Overground runs to North London, while the Jubilee line and DLR go to Canary Wharf. Finally, London Underground’s Central line nips to the West End.

Vibrant shopping district

What can’t you get in Stratford? It really is a shopper’s delight, with everything from the luxury boutiques, high street retailers and department stores at Westfield Stratford, to the essential shops and market stalls within the Stratford Centre, and the independent stores of the East Village.

Recent regeneration/Post-Olympics

A key aim for the successful London 2012 Games bid was the wider regeneration of the area, which has resulted in one of the world’s largest cultural districts, East Bank. Universities UCL and UAL’s London College of Fashion will join the BBC, Sadler’s Wells and the V&A, opening 2022-2023.
