A sumptuous and sizeable one bedroom ground floor apartment with basement, courtyard garden and beautiful parkland views. Right in the heart of our highly sought-after Aldersbrook Estate, you're enveloped in lush, natural environs here.

The vast expanse of Wanstead Flats is literally steps away, with Alexandra Lake just a four minute jaunt from your front door. Alternatively, a seven minute stroll north will bring you to Wanstead Park for Wanstead Tea Hut, Heronry and Perch ponds, and the arboreal retreat of Chalet Wood.

IF YOU LIVED HERE...

You'll be enjoying sweeping green, horizon-spanning views over Wanstead Flats - and yet everything's completely private thanks to your front garden's screening greenery. This vista comes courtesy of your incredibly generous 205 square foot lounge. A box bay window fills the space with swathes of natural light, a vintage fireplace sits in the chimney breast, and there's plenty of space for dining.

Next door, past the wealth of storage in the hallway, and your kitchen's azure blue statement wall complements the gleaming blue tiled backsplash, chunky dark worktops sit over a wealth of storage space in your suite of pine cabinets. Head down the stairs and your basement is a huge 350 square feet, ready and waiting to be converted to your choice of space. The scope for tailor made development here is immense.

Upstairs again and your bedroom's a spacious 115 square foot double with pristine white walls, cosy carpet underfoot and an en suite bathroom home to a shower over the tub, another lush green view and handily separated WC. Lastly, your courtyard garden can be accessed via the bedroom or hallway. It's a low-maintenance south-east facing space ripe for landscaping, with a lush canopy of foliage to the rear.

WHAT ELSE?

- Both Forest Gate and Wanstead stations are a leafy eight minute cycle away for the Elizabeth line and Central line respectively. Or hop on 101 or W19 bus routes from right outside to be shuttled straight there. The latter will speed you to Walthamstow, too, for the beloved Village.
- Your new abode's effectively semi detached, so you've more privacy than similar offerings.
- Catching up with friends? The Golden Fleece is a fine meeting spot and just half a mile on foot. Winchelsea Arches and Wanstead itself both offer delectable destinations too, with a wealth of spots to sup and savour.

a word from the expert...

"Being a country girl at heart, for me Wanstead is the perfect blend of village/city living. With excellent transport links into the city, I often meet up with friends to explore the wonders of London. But I also enjoy going for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep. I was first attracted to Wanstead by its charming High Street, lush green spaces and choice of excellent schools. Since moving here, I have discovered some new favourites — for breakfast La Bakerie, lunch at Otto and The Duke for the best roast around. I love to stay active, and here in Wanstead you have lots to choose from. From organised yoga at Christ Church Green, personal training sessions at Target Fit or jogging around the various nature trails of Epping Forest. There is a great sense of community here in Wanstead, with informative Facebook groups, street parties, a monthly farmers’ market and the local jumble trail. I have made many friends locally, there is a genuine community spirit here and I am proud to call Wanstead my home." KYLI CLAYTON E11 BRANCH MANAGER

Our Local Guide:
Wanstead

Aldersbrook Road, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
