IF YOU LIVED HERE....

You'll be luxuriating in the sizeable proportions and sheer range of sociable spaces arranged over all 1300 square feet. The 135 square foot lounge is a welcoming introduction, with a bay window illuminating the proceedings, a striking bronze fireplace taking centre stage and intricate ceiling moulding overhead. Next door sits the dining room with more of those timber floorboards and an enviable ivy vista to the rear. A fine spot for hosting. Continue through, past your kitchen and utility area, for your 115 square foot conservatory. In here you have views over your lush lawn and a perfect spot to get your fix of vitamin D. Ideal for enjoying nature all year round.

Throw open the doors to step into your lengthy fifty foot garden. Here patio gives way to lawn, home to a quartet of lovingly curated beds (a rosemary bush will please chefs) ending in a shed. It's such a generous area that there's potential to extend, perhaps with a garden room to the rear (subject to the usual permissions). Back inside and up on the first floor both bedrooms are immaculate and spacious doubles, while the family bathroom comes with a curved tub and similarly curvaceous shower cubicle. Up on the second floor sits your skylit loft bedroom with gorgeous views, eaves storage and a shower room across the hall.

Outside and Memorial Park is just a hop, skip and jump away and ideal for hitting fitness goals, picnicking and playing tennis and there is a children's playground too. There is woodland within moments of your front door and Epping Forest is an 8 minute cycle or 6 minute drive away for longer forest strolls - Highams Park is home to gorgeous views, a playground, cafe and lake where you can kayak at The Boathouse. There are a plenty of cafes, pubs, shops and bars in both Highams Park and the Mount. Take your pick!

a word from the owners.....

"We have loved living in this house and it has been a much loved family home. In particular, we have enjoyed having the lovely garden space with lots of summer sunshine and have really liked all the period features and character of the property. This area is fantastic - we are 3 minutes from a local park and children's playground (Memorial Park), 3 minutes from one of the very best local schools (Ainslie Wood) and 3 minutes from lovely woodland (including Ainslie Wood and Larskwood). We can easily walk into the Mount or Highams park for all the local amenities/ shops/ train/ pubs etc and one of our favourite Sunday activities is to walk through the woods to the newly renovated "Larkshall pub". Walthamstow is just an easy jump on a bus too and Epping Forest around the corner. This is a really friendly and community orientated road and we have felt very lucky to have 2 parking spaces just for us!"

Our Local Guide:
Chingford

Ainslie Wood Road, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
