IF YOU LIVED HERE

The first of your two receptions greets you from your hallway. This one is 165 square foot, with a box bay window and central hearth. Traditional oatmeal carpet lies underfoot. Past the downstairs WC is your second reception of 145 square foot, which gives on to your 175 square foot kitchen with large breakfast bar and Dublin sink. You'll step out through bifold doors into your mature garden, with a path winding across the lawn to your studio.

Upstairs you'll find your three bedrooms, with your bathroom right at the top of the stairs. This has a traditional white suite with corner WC, shower over the tub, and lots of natural light from a full sized sash window. Next along the landing is your bedroom of 135 square foot, with twin bespoke wardrobes to the alcoves and a view of the garden. Your primary bedroom to the front has its own box bay window and 165 square foot of space, while bedroom three is a generous single ideal as a study or nursery.

You're a mile on foot from Highams Park station, where the Overground will see you to Walthamstow Central in as little as five minutes, or to Liverpool Street in twenty five. Memorial Park is right on your doorstep, as is Chingford Mount Road with all the amenities you need. Highams Park itself is a mile and a half from your new home, and a climb to the top of the hill rewards you with spectacular views of the city.

a word from the owner.....

"It has been a lovely and much loved family home, which benefits from a secluded garden which gives you much privacy. It's only a 15 minute walk to Highams Park Station for trains to Liverpool Street Station, perfect for evenings out in London and day trips with the children. There is a sports field, Park and Forest just 5 minutes walk away and nice restaurants within walking distance in Higham's Park or a short drive away to North Chingford. Our favourite pubs have been "The Larkshall" and "The Royal Oak"."

Our Local Guide:
Chingford

Ainslie Wood Road, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
